What it means:

Buyers have options. More inventory than last year and less competition for it. At the top end, there's room to negotiate.

Sellers, price matters. Homes priced right are still moving in about six weeks. Homes that aren't are sitting.

Four months of inventory is a balanced market. Neither side has the upper hand. Strategy does.

The market isn’t slowing evenly.

New national data from Compass and Altos Research shows pending sales in September split by price point:

Top 25% of the market: still up about 5% vs. last year.
Middle segments: roughly flat.
Bottom 25%: down about 8%, and it’s been negative for over a year.

The pressure is on entry-level buyers. Affordability is doing the sorting.

This is the opposite of 2023, when a weak stock market pulled wealthier buyers back first.

What it means:

Buyers at lower price points may have more room to negotiate than the headlines suggest.
Sellers at the top end still have demand, but pricing right matters.

On SNL Saturday, @shanemgillis told millions of people that women at the gym “dress like whores now.” Then he spent time describing their shorts.

It was a joke. That’s the excuse. It doesn’t change what it is.

There’s something really insidious about a man with influence commenting on women’s bodies and what they wear. I’ve learned over my life that one of the best measures of a man’s character is how he treats and speaks to women and children.

This isn’t one comedian. Men say this kind of thing every day. In locker rooms. At work. In the group chat. It continues because it goes unchallenged.

Bad men learn this behavior isn’t acceptable when good men say so. Out loud. It’s not enough to only silently disagree. Speak the words. Even if it costs you business or your reputation.

To the women at the gym: I see you. Wear the shorts. Wear whatever you want. I’ll be right next to you in mine in solidarity. by @seanmichaelmitchell
