Reverse Mortgages - caution! ⚠️

Recently I have heard several stories of seniors who took a ‘Reverse Mortgage’, several years ago, and realized too late that they are getting so much less from their house sale at the end.

Reverse mortgages are a financial product that allows homeowners over 55 years old to borrow up to 55-59% from their home equity.

The money can be used to pay other debts, do home renovations or supplement income, among many other things.

The interest rates tend to be higher than conventional mortgages or Home Equity Lines of Credit (HELOC’s), and the interest is compounded and added to the total loan balance as time goes on.

There are pros and cons to taking one out against your home, but the real issue is whether seniors are getting good advice before they make a decision to do one.

As a Realtor, we wear many hats in a transaction and we are often the most connected professional with the client during the sales process.

In recent times, I’ve spoken to people considering these mortgages, and the first thing I advise is to speak to their lawyer, accountant, financial planner AND their family, together.

It is incredibly important that seniors understand what they are getting into, and all of their questions are answered before they proceed.

If you have questions about these, or need trusted professional referrals, please contact us anytime for a phone call or in-person meeting (We bring coffee ☕️).

The Bank of Canada raised the key interest rate for the first time since 2023.

Bank of Canada Gov. Tiff Macklem faced a tough decision to raise rates in a climate of increasing inflation, and political and economic uncertainty.

So what does this mean for real estate in Ontario?
Ultimately, uncertainty means slowing growth due to decreasing consumer confidence.

However, new opportunities present themselves in challenging markets like these.

First-time buyers should be looking at the following based on their budgets:
- condos: look for larger units in prime areas with parking (downtown or anywhere near TTC transit routes)
- smaller semi-detached and detached homes with parking in prime areas
- freehold townhouses in prime areas

Move-up buyers should be looking at:
- moving up to a prime area or further up in the area they’re already in
- adding increased lot size and square footage
- adding more bedrooms
- adding more garage spaces
- adding a pool or more privacy
- moving up into a more renovated home

Investors should be looking at:
- duplexes with more bedrooms in prime areas
- triplexes in prime areas for higher rents
- multiplexes in primes areas
- buy-and-hold properties near transit improvement areas

Is the bottom already here?

I think so, and for the next two or three years, there are opportunities available for buyers that were not available in recent years.. and may not be available again when immigration rates pick up.

Warren Buffet famously said, “Be fearful when others are greedy. Be greedy when others are fearful.”.

Food for thought!

Cheers,

Sebastien

Doing some antiquing in Riverside!

It was a gorgeous crisp fall Saturday 🍁 and we decided to check out some amazing antique and vintage stores on Queen St East!

We started at Arts Market at 790 Queen Street East and loved the vintage market vibe! There were so many great items from all the creative and talented vendors! @artsmarket

We then went to The Vintage Hall at 754 Queen Street East and loved the 3 floors of vintage finds! It was quite the vintage shopping experience! @thevintagehallto

Highly recommend visiting both!

Cheers,

Hil and Sebastien

If you see “Guaranteed Returns” in real estate investment businesses, be skeptical! 🛑

Do your research on the concept and the operators 🔎

Ask experts for their opinions including mortgage brokers, lawyers and other experienced real estate agents 💡

Always think about an exit strategy if the investment involves owning the property = ALWAYS THINK ABOUT RESALE!

And of course.. if it sounds too good to be true, it probably is.

Companies, pick up the phone! 📞

One of my biggest peeves is when I’m stuck with an unhelpful chatbot and just can’t get the answers I want, and they won’t let me talk to a human. Ugh!

In business, especially service businesses, people want answers and solutions. Don’t make them wait!

Anyone else feel annoyed by this too? 😤

My 2026 Blue Jays season recap:

2026 wasn’t a good year for the Jays 📉

BUT, the fans showed up! 🔥 Crazy to see 40,000+ in the stadium throughout the season.

The city spirit was felt throughout the season.

Bring on 2027! 👊
