Mortgage rates just climbed above 7% (7.28% as of Oct 1, per Freddie Mac). If you're planning to buy a home in Denton in the next year, here's the mistake I see buyers make all the time: they build their whole budget around today's rate.

Rates move. Your budget needs to handle that.

How much can mortgage rates change in a year?
Based on rate movement since 2000, plan for about 1% up or down if you're buying in 12 months, 0.75% in 6 months, and 0.5% in 3 months.

Why does a 1% rate change matter so much?
On a $2,000/month principal and interest budget, a 6% rate gets you about a $334K loan. At 8%, that drops to about $273K. That's over $60K in buying power, and in Denton that's the difference between a lot of neighborhoods.

How do you rate-proof your home search?
Ask your lender to show you three payments: at today's rate, if rates go up, and if rates go down. Then shop for homes where you're comfortable with all three.

Seller concessions just hit a 6-year high nationally, according to Redfin. Nearly half of all U.S. home sales now include some kind of seller help, which gives buyers more negotiating power than they've had in years.

So what does that look like in Denton, TX? 🏡

Here in Denton, 24.6% of home sales included a seller concession from May 1 to July 31, 2026. That's about 1 in 4 deals, and almost identical to last summer (25.0%). Sales were also up 2.1% year over year.

Translation: Denton isn't seeing the same pressure as the big metros, but concessions are still a normal part of getting deals done here.

What is a seller concession?
It's when the seller agrees to pay some of the buyer's costs, like closing costs, a mortgage rate buydown, repair credits, or HOA fees.

What it means for Denton buyers:
You can ask for help with closing costs or a rate buydown, and that can lower your monthly payment more than a small price cut would.

What it means for Denton sellers:
A smart concession can attract more buyers and net you more than dropping your price. 1 in 4 sellers here are already doing it.
