This one was a CHALLENGE…Mr Seller didn’t want to budge on price but I knew the roof was in questionable condition while vetting for va loan mprs at initial viewing. My client loved the quality build this home offered in one of Montgomery’s premier established subdivisions and was willing to do necessary minor repairs and cosmetic updates…Buyer’s Motivation In Offer: Good Bones, Solid Foundation, Premier Established Neighborhood in East Montgomery, Home Met His Must Haves with Possibilities….Priority: Get my client the home below asking with Seller concessions, Seller-Paid BAC and GET A NEW ROOFInitial VA Loan Pre-Evaluation For Offer: Wood Good ✅, No Safety & Health Issues Observed ✅, Foundation Issues Suspected ✅, Water Pooling Around House -Proper Sloping ✅, Roof 🛑Challenge: Possible VA Loan MPR repair required Mr Seller was a STERN NEGOTIATOR and I MEAN STERN & FIRM but he didn’t know the skill of the buyer’s agent…I KNOW THE VA LOAN APPRAISAL MPRs, “Cause I’m A Professional 🤭”, but there is no way I would depend on the Appraiser to catch it…so, let’s end game this one…It took some hard negotiating but properly vetting this property for a va loan and due diligence exposed some serious roof damage. This home is in my clients FAVORITE subdivision and there were very few there that were within his expectations and budget. This beauty had been sitting without an offer on a nice corner lot for a long time. I suspected a roofing issue and my client imagined updates anyway so he said “I want it”….I said GOOD BONES and SOLID FOUNDATION is the priority but the end game is a NEW ROOF & WALLAHH….I won’t tell the negotiating tactic but…Sold As Is, Subject To VA Appraisal Required Repairs, Purchased Less Than Asking with Seller Concessions, & Seller Paid BAC…PLUS A NEW ROOF with 5-Year Labor Warranty and Lengthy Shingle Warranty.
