There are about one million rent stabilized apartments in NYC.

If you’re wondering why rents are at an all-time high in New York perhaps it has something to do with the fact that there are 57,000 vacant apartments.

57,000!

Some of this is normal - new development waiting to be leased, natural turnover between tenancies etc etc but a larger portion of this is vacant warehoused rent stabilized apartments. HSTPA in 2019 made it financially infeasible to renovate and re-rent units. Mayor Mamdani and City Council have done nothing to acknowledge and fix this issue. In fact they are doing the opposite by promoting a rent freeze and vilifying landlords.

if you are frustrated by the housing issue in New York and you are being pointed towards landlords being the problem, your anger is misdirected… this is a math problem created by uninformed and ideologically driven policy makers. by @sethglasser1
