Canada’s foreign buyer ban has an expiry date on the calendar: January 1, 2027. 🏡

Introduced in 2023 and later extended, the federal ban restricts certain residential property purchases by non-Canadians.

But it doesn’t apply to everyone. Canadian citizens and permanent residents aren’t covered, and some temporary residents qualify for exemptions.

The scheduled expiry doesn’t guarantee what the rules will look like in 2027, so understanding the rules in place when you buy matters.

Do you think the ban should be extended? Share your thoughts below. 👇

Because real estate is about more than just selling homes. It’s about making the process easier, keeping my clients happy, and helping them realize…

“Okay, fine! Maybe I don’t need a new man… I just need a new address!” 😂🏡❤️ by @sgdrealtygroup

If you’re selling your home, of course you want to get the best price possible.

But pricing it way above market value usually doesn’t help. Most of the time, it just means the home sits longer… and once buyers notice that, they start wondering why it hasn’t sold yet.

Then you may end up lowering the price later or getting offers that are lower than what you were hoping for.

It’s usually much better to price it properly from the beginning, market it well, and get more buyers interested at the same time.

That’s when you have a much better chance of creating competition around your home 👀🏡 by @sgdrealtygroup

Your home starts telling its story the moment someone walks through the front door. 🏡✨

Whether your entryway is minimal, warm, grand, or contemporary, the way it looks and feels can shape a buyer’s first impression of everything that follows.

And making an impact doesn’t necessarily mean renovating. A few thoughtful changes — better lighting, a simple rug, less clutter, or a well-styled console — can make the space feel completely different.

If you’re preparing to sell, don’t overlook the entrance. It may be a small part of your home, but it can make a memorable first impression.

Which entryway style feels most like your home: minimal, warm, grand, or contemporary?
