I started my career in San Francisco in 1993, and some of my closest professional relationships are still with San Francisco realtors. Many of those agents send me their Marin buyers, because they know local calibration matters here.

What’s local isn’t just market knowledge, it’s local relationships: knowing the agents working this market, how they price and negotiate, and which street or property will draw a crowd versus sit quiet. Sun exposure in canyon geography, grade and access, fire risk and insurability, school boundaries, neighborhood concerns, none of that shows up in a listing photo.

New on the blog: what local calibration means in practice, and the questions worth asking any agent before you buy here, whether they’re from San Francisco, the South Bay, or anywhere else. Link in bio.

Marin towns, from the Bay to the Pacific, each with its own character. Here is a selection of 17 Marin towns and neighborhoods, from Belvedere to Tiburon.

Buyers often come to me asking for a specific town. What they don’t always realize is how many other Marin towns have a similar feel, and that one of them can be a very good alternative on price, commute, or a yard with more room. After decades selling Marin real estate, I find the best match usually shows up once we sort out what an ordinary weekday should look like and look at the towns that fit it.

So, which town is yours? Tell me in the comments. Still deciding? Comment “MARIN” and I’ll help you narrow it down.

If you drive East Blithedale or Camino Alto, you’ve passed all eight of these. Through the Mill Valley Arts Commission’s Art in Public Places program, local artists have turned everyday utility boxes into small street-corner canvases: fish and birds in front of Park School, light on the marsh and a golden Mt. Tam from the bike path, crows on Camino Alto, a heart pushing up through the soil near the Boyle Park tennis courts.

What I like most is how many of the artists have a real tie to this place. One grew up here, found her way into art at Tam High, and now manages production in Lucasfilm’s art department. Another is a Marin native who painted the fog rolling in over a footbridge in his hometown. One box was made for United Against Hate Week with student artwork from Mill Valley schools.

Swipe through for the artists and where to find each box. The city has an interactive map at cityofmillvalley.gov/406/Art-Boxes. Which one do you pass most often?

“She’s always thinking 5 steps down the road and 5 moves ahead.” Thank you, Dawn, for this kind review after the sale of your beloved home.

When I’m planning a sale, those steps are specific: what to repair and what to leave alone before photos, where to set the list price, whether the first week of showings supports an offer date, and what I’d advise if more than one offer comes in. Sellers who understand that order of decisions from the start tend to feel steady when the offers arrive.

Dawn also wrote about empathy alongside negotiating skill. Selling a home you love is personal, and I want my sellers looked after while the price and terms are handled properly.

If you’re thinking about selling in Mill Valley, I’m glad to walk your home and talk through that sequence before anything goes live.

When I walk a house with buyers, I don’t start with the obvious cosmetic features. I start with the things no one can change.
Location and topography. Are you on a hillside or in the flats? Is the property in a severe fire zone or a flood zone?

The foundation. If a house doesn’t have a strong foundation, it isn’t a strong house. The same is true of a family.

The path of the sun. If you’re in a canyon, how much light does the house really get in the depth of winter? On a hillside, which way do you face? Will you get morning sun, afternoon sun, or too much heat in July?

Paint, counters and fixtures can all be updated. These can’t, so they’re what I look at first. And if you’re selling, these are the same things buyers will weigh when they decide what your home is worth.

Just closed a sale for my wonderful clients at Tamalpais Commons, $1,600,000 for a townhome with an easy walk of town, a flat walk to schools, and the grocery store.

They’d actually been renting in the complex already, and spent a while searching for a house elsewhere in Mill Valley before deciding they loved the development enough to stay and buy right where they were.

That’s not the usual path to a purchase, but it made sense once I saw how they used the place day to day. No car needed for school drop-off, no car needed to pick up fresh produce or a green juice on the way home, and a location they already knew inside and out before they ever made an offer.

If you’re searching in this range and want to see what else in Mill Valley offers that kind of everyday convenience, I’m glad to walk you through the options.

Three offers came in. One at asking, one a little over, one well over.

The instinct is to counter all three and see who goes highest.
Sometimes that’s exactly right. Sometimes it pushes away the one buyer who was already all in.

New post on the truth about multiple offers: whether your home will get them at all, when an offer date helps and when it backfires, and why the highest number on the page isn’t always the offer that closes.

California’s new Zone Zero wildfire rule puts hard limits on what can sit within five feet of a home, and insurance companies are already ahead of the regulation on this. Several carriers are now using satellite and aerial vegetation-sensing to flag properties where shrubs, trees, or mulch are touching the structure, and that data is showing up in renewal and non-renewal decisions before a homeowner even knows there’s a problem.

The Board of Forestry approved Zone Zero on August 19. It still has to clear the Office of Administrative Law before it’s final, and existing homes will get time to phase in the changes rather than a hard deadline. New construction will need to comply first.

My team arranges local fire and wildfire safety inspections for listings in high fire hazard zones, and we include those findings as part of the disclosure package, so a seller knows where they stand before a buyer’s inspector or an insurance underwriter finds it first.

If you’re planning to sell in the next year or two, this is worth getting ahead of now.

Sea Piper sits above the whitewater on Gualala’s Banana Belt, the ten-mile stretch of coast that stays fog-free when the rest of the Mendocino coastline doesn’t.

A Japanese architect designed it as a threshold sequence: an antique door framed by a redwood torii gate, then a 24-foot Great Room where the “Kimono Girl” glass wall turns the ocean into the wallpaper. Old-growth redwood wainscoting, keyaki cabinetry, a red jarrah sushi bar cut as one natural-edge slab. Upstairs, the primary suite frames the Pacific through a circular window most architects wouldn’t have the discipline to leave that spare.

7.55± acres across three legal parcels, including a cliff-front lot, with a detached guest cottage and terraced native gardens down to the rock. The name comes from a local seabird whose evening call is the town’s unofficial signal to pour a glass and watch the sunset.

$2,990,000. Swipe through, then call or DM for a private showing.

August market data is in for Marin, San Francisco, and Sonoma.

Marin homes had a strong month: $1.7M median, up 10.86% year over year, moving faster too at 41 days on market, and sold volume up nearly 22%. San Francisco homes ran even hotter, $1.8M median, up 23.33% year over year, just 26 days on market, though sold volume actually dipped slightly from a year ago, fewer transactions at meaningfully higher prices. Sonoma stayed the outlier, homes down modestly on price and volume both, the steadiest and softest of the three.

Condos told their own story this month. Marin condos held essentially flat on price but sold volume jumped more than 53% year over year, real momentum in transaction count even without a price move yet. San Francisco condos climbed 22.33%, with days on market dropping by more than three weeks compared to last year. Sonoma condos were the one segment cooling across the board, price, pace, and volume all down.

Every market moves differently, and the segment matters as much as the county. If you’re curious what these numbers mean for your neighborhood or your home’s value, I’m happy to walk through it.
