Someone could try to sell your house today and you wouldn't know.

No knock on the door. No phone call. A fake ID, a deed that looks real, and details pulled from public records. That's all it takes to get started.

Most owners find out late.

Two free things you can do this week.

Call your county recorder or clerk and ask if they offer a property alert. Many do. You get notified when a document is recorded under your name.

Then call your title company and ask one question. Does my policy cover forgery after closing? The answer isn't the same on every policy, and you want to know before you need it.

I also offer one more layer. As a certified FraXion Property Passport Agent, I can put a verified record of your ownership on the blockchain, so an unauthorized transfer attempt becomes detectable.

People ask me where to buy new in Fort Lauderdale. I walked this one myself.

Rates are up. That’s the red flag.

But it’s not the only thing that changed. There are more homes for sale, homes are sitting longer, and fewer buyers are competing for them.

In 2021, the low rate came with bidding wars and waived inspections. Today, buyers can negotiate again.

Waiting for rates to drop has no end date.

Builders have their own math. They want homes sold, and some will adjust the deal to get there. Rate buydowns. Closing cost help. Sometimes both.

I met a buyer who was researching new construction on his own. I offered to show him a community he’d never heard of. Then we walked it together.

Here’s how I see my role. The sales rep represents the builder. I represent you 🫵🏾. I help you find the right community, read the numbers, and ask the questions that matter before you sign.

One tip. Many builders want your agent with you at your first visit, so call your agent before you go.

Buying a home with crypto? Here’s how to keep your closing secure.

October is Cybersecurity Awareness Month, which makes it a good time to talk about it. Chainalysis tracked more than $3.4 billion in crypto stolen from January through early December 2025. Most of that came from large attacks on exchanges and services, and a few simple habits at closing still make a real difference.

Crypto transfers generally can’t be reversed, so the best protection happens before you send.

Three habits to build in:

1. Call your title company at the number on their official site.
2. Confirm wallet and wire details by phone.
3.Send a small test amount first.
