6 years flipping & developing in Hot Springs, AR | Sharing the real costs, real setbacks & unfiltered reality⬇️

POSTS STORIES REELS

Every investor has had this exact moment!😅

You close, you show up, you open the door and you just stand there for a second doing the math in your head.

But here's what I know after 6 years of doing this. The ones that make you go "oh my god" on day one are usually the ones that make you go "oh my god" at the closing table too.💲

This is what happens behind the scenes on some projects.

And yes… sometimes the contractor doesn’t love the changes. 😅

Hi, I’m Charlotte.
I started She Buys Properties six years ago after becoming fascinated with how real estate creates opportunity when you understand the numbers behind a property.

Since then I’ve spent countless hours walking properties, evaluating structures, working through renovations, and studying development potential across Arkansas.

This page is where I share the real process behind the work, the properties I evaluate, and opportunities I see in the market.

If you’re interested in real estate, investment strategy, or property opportunities in Arkansas, welcome.🤍

Toilet shopping is NOT as simple as it looks 🚽👇
✅ Round vs. elongated: Round fits smaller bathrooms. Elongated gives you more room but takes up more space.
✅ Height: Edgemere is chair height, about 17" with the seat. Easier to sit and stand, great for rentals.
✅ Rough-in: Most homes are 12", but older houses can be 10". Measure from the wall to the floor bolts BEFORE you buy!
✅ Seat: Some come with a slow-close seat, some don't. Check the box so you're not making a second trip.
✅ Where: Some Edgemere models are only at Lowe's.
Save this for your next flip or rental turn! 💪

Real talk: one of my projects is listed under appraisal and it's still sitting on the market. 🏡

I didn't see this shift coming. Nobody had "uncertain market" on their 2026 bingo card. But here's what IS certain: I'm not losing money on this one. 💯
That's the power of having more than one exit strategy. When Plan A stalls, you don't panic. You pivot. Whether it's seller financing, a rental, a lease option, or a different buyer pool, a good investor always has a backup plan built in from day one.
The market doesn't get to decide my outcome. My strategy does. 💪

💀"Got skeletons in the closet?
I don't care. I buy houses & commercial as-is."

👻"Ghosted by buyers?
I'm still here, and I've got creative ways to close."

🎃"The only thing scarier than a skeleton is a house sitting vacant through another winter."

Okay, real talk. Taxes, insurance, and maintenance are the expenses that sneak up on new investors. If they're not in your numbers.

Jokes aside 👇
When you run your numbers, don't skip:
✔️ Taxes
✔️ Insurance
✔️ Maintenance
These are the costs people forget, and they can make or break your deal.

I measure twice and leave it once. Every. Single. Time.
#SheBuysProperties by @shebuyspropertiesar

I didn't wake up knowing what subject-to meant or how to negotiate with a seller. I started with zero clue and a whole lot of questions. Every deal since then taught me something the last one couldn't. If you're waiting to feel "ready," this is your sign. Just start. 💛

PLEASE share this. this is the kind of thing that actually helps a family, and nobody's talking about it.

This could save you thousands.
local utility companies will insulate your attic + seal your ducts for FREE if your home qualifies. not a discount .. FREE. duct leaks alone can quietly cost you hundreds a year and most people never find out.

She Buys Properties personally used Greg at Custom Insulation multiple times for my own properties .
Thiis is 100% real, not some ad gimmick.
