The Wild Wild West of Yacht Acquisition: Why English Standards Matter in the Mediterranean

Over my five years living and working here in Greece, I have witnessed a recurring, costly vulnerability for private wealth clients: the profound lack of structural transparency in the Mediterranean yacht-buying market.

Too often, the romance of acquiring a vessel overrides strict transactional hygiene. Buyers routinely find themselves inheriting catastrophic legacy issues, ranging from unconfirmed VAT and EU Paid status and convoluted flagging disputes, to undisclosed defects and predatory contract structures that leave deposits entirely unprotected following mis-selling.

In the unregulated pockets of the Ionian maritime market, it frequently feels like the Wild Wild West. This is precisely why I exist. As a strategic consultant trained in English Law, I operate under a fundamentally higher bar.

English maritime and safety standards remain the global benchmark for a reason.

Upholding this uncompromising, rigorous legal framework locally is how I draw the line between an asset and a massive liability for my clients.

Passion should never compromise protection. Before a single euro is wired in deposit, absolute legal clarity is non-negotiable.

In my latest Strategic Legal Insights brief, I outline the seven critical cross-border documents that must be secured and verified before capital is committed.

MAS UPDATE: Singapore’s monetary policy remains steady, but what does that mean for private wealth clients and investors?

The Monetary Authority of Singapore has maintained the current appreciating path of the Singapore dollar.

This follows:

• 5.4% year-on-year GDP growth in Q3 2026
• Strong technology and AI-related activity
• Core inflation rising to 2.1% in July–August

“Put simply, Singapore is allowing its dollar to strengthen gradually. This helps limit the rising cost of imported goods and protects spending power, benefiting Singapore-based consumers, families and businesses. For international investors, it also means reviewing how currency movements could affect overseas assets and income.”— Sian Gissing, LL.B (Hons), STEP Affiliate

For private wealth clients, the key considerations are:

• Currency exposure across international assets
• Liquidity and future family commitments
• Borrowing and refinancing costs
• Diversification beyond AI-led growth
• Cross-border trust and succession distributions

MAS expects inflation to remain slightly elevated before easing more clearly from mid-2027.

Risks remain, particularly from energy and food prices, tighter global financial conditions and a slowdown in AI-related investment.

The message is one of resilience with caution.

Effective wealth stewardship is not about predicting one outcome. It is about ensuring assets, liquidity and long-term obligations remain properly structured across several possible outcomes.

⚜️ FROM CHAOS TO CLARITY: HOW I WORK

Complex matters rarely become overwhelming overnight. Often, they involve months or even years of correspondence, conflicting information, unanswered questions and mounting costs.

Clients come to me with documents, emails, contracts, reports and complicated histories, often unsure where to begin or what actually matters.

My role is to bring order to that complexity.

I work through the documentation, examine the chronology, identify inconsistencies, assess the relevant risks and research the issues that matter.

From there, I develop a clear, structured strategy tailored to your circumstances, objectives and available options.

Because you shouldn't have to spend endless hours chasing answers, repeating yourself, reacting to every email or paying unnecessary costs while navigating a legal and administrative minefield.

My approach is about helping you understand:

⚜️ Where you stand.

⚜️ What the documents actually establish.

⚜️ What information is missing.

⚜️ Which risks and decisions deserve priority.

⚜️ What practical steps should come next.

⚜️ When specialist regulated advice may be required.

Less chasing. Less confusion. More direction.

A well-considered strategy can help prevent costly mistakes, unnecessary work and decisions made under pressure.

I don't believe in creating more correspondence for the sake of it. I believe in identifying what matters, establishing priorities and moving forward with purpose.

Clarity over chaos. Strategy over reaction.

VAT paid, or VAT proven?

In yacht and vessel transactions, these two things are often treated as the same. They are not.

A sales invoice records what was paid, by whom, and when. It is evidence of a transaction, nothing more.

It does not, on its own, establish whether the relevant customs authority has an independent record confirming that VAT was properly accounted for and that the vessel holds valid customs status.

For any vessel that has changed hands more than once, changed flag, or crossed borders since 1 January 2021, this distinction is not academic.

It is the difference between a clean, defensible position and a liability that surfaces, often expensively, at the worst possible moment: at resale, at survey, or at a customs check in a new jurisdiction.

I work with private clients, families, and business owners to close that gap: verifying VAT and customs status directly with the relevant authorities, rather than relying on assurances from a sales process that has every incentive to move quickly and few incentives to look closely.
If you advise clients in this space, as a broker, surveyor, or fellow adviser, I'd welcome the conversation.

Complex divorce, property valuations and business assets require more than paperwork, they require clarity, careful analysis and a sound settlement strategy.

In this matter, I supported a client through a complicated divorce involving property, business interests, financial matters and extensive documentation. By reviewing the figures closely, identifying concerns within the property valuations and explaining the issues clearly, I helped the client approach negotiations with greater confidence and understanding.

The matter ultimately concluded by agreement, avoiding further unnecessary court appearances.

I am grateful to receive these words from my former client:

“The level of legal knowledge, moral support and professionalism you demonstrated was invaluable… I would have no hesitation in recommending your services.”

— JC, England

Sian Gissing Strategic Legal Consultancy provides discreet strategic support in divorce and financial matters, including document review, asset and valuation analysis, negotiation strategy and pre-court preparation.

Each matter is individual and outcomes depend upon its particular facts. Where reserved legal work or representation is required, clients should instruct an appropriately regulated solicitor or barrister.

Private consultations available online.

I’m delighted to share that my application for Affiliate membership of the Society of Trust and Estate Practitioners (STEP) has officially been approved. ⚖️🌍

The Society of Trust and Estate Practitioners is a global professional body for practitioners who help families plan for their futures across generations. Its international community includes professionals specialising in trusts, estates, inheritance, succession planning, tax and private wealth.

Becoming a STEP Affiliate is particularly meaningful to me following the completion of my LL.B (Hons), as it reflects the specialist direction in which I am continuing to develop my legal consultancy and professional expertise.

For my clients, this means that I will benefit from access to STEP’s specialist education, technical resources, professional community and current thinking across trusts and estates. This will support me in delivering increasingly informed, careful and strategically focused guidance—particularly where family wealth, property, inheritance, succession and cross-border considerations overlap.

Good estate and succession planning is about much more than preparing documents. It is about understanding a family’s circumstances, protecting what matters, anticipating potential problems and creating a clear strategy for the next generation.

Affiliate membership is an important milestone, but it is also the beginning of my next stage of professional study. I intend to continue developing my specialist qualifications, with the long-term goal of achieving full Trust and Estate Practitioner (TEP) status.

I’m incredibly proud of how far I have come—and very excited about where this path is leading. 🙌🏼

Death and taxes.

Two of life’s great certainties, yet succession is still something many families leave until tomorrow.

My latest Private Wealth, Legal & Risk Insight explores why inheritance tax planning should never be viewed through tax efficiency alone.

With changes to the UK inheritance-tax treatment of most unused pension funds and pension death benefits taking effect from 6 April 2027, now is an important time to think beyond the tax calculation.

Because succession is also about control, liquidity, family relationships, retirement security, documentation, changing legislation, and what the next generation actually inherits.

My own experience of succession issues travelling through generations of my family helped shape my interest in law and a principle that remains central to my work today:

One generation’s unresolved succession can become the next generation’s legal problem.

And stewardship is not reserved for wealthy families.

Whether the estate is a family home and pension or a complex international portfolio of property, businesses and investments:

The numbers may be different.

The responsibility is not.

My latest Insight examines inheritance tax, pensions, lifetime gifting, flexible succession planning and why I believe an annual estate review should become part of good family stewardship.
Draft for flexibility.

Review for alignment.
Maintain for generations.

I’ve written extensively throughout my legal studies and professional career, but today I’m pleased to share my first publication under my new brand, Sian Gissing Strategic Legal Consultancy.

✨The Legacy Trap: Family Office Deadlock | Private Wealth | Family Governance | Business Succession

In this article, I examine the succession of Leonardo Del Vecchio and use it as a wider case study to explore an important question in intergenerational wealth:

⚖️ Does equal inheritance necessarily create an effective succession structure?

I look beyond the transfer of assets itself to consider control, liquidity, family governance, competing interests and the potential for deadlock when substantial family wealth and business ownership pass between generations.

It is particularly relevant to private clients, family offices, trustees, private-client lawyers, wealth advisers and professionals involved in succession and intergenerational wealth planning.

One of the principles I explore is that successful succession planning cannot end with who inherits what. We also need to consider who controls what, how decisions will be made, where liquidity will come from, what happens when interests diverge, and whether the structure remains workable after the founder is gone.

This is the first publication within my new Private Wealth, Legal & Risk Insights series, where I’ll be sharing my analysis of cases, legal developments and emerging risks across private wealth, trusts and estates, governance and cross-border matters.
I hope fellow professionals, advisers and private clients find it informative, thought-provoking and useful.

FRANCE 2027 TAX ALERT 🇫🇷

France has introduced a 20% annual tax on certain non-operational assets held through qualifying corporate structures. The first charge applies to financial years ending on or after 31 December 2026 making 2026 the year to review existing structures.

A company may fall within scope where all three tests are met:

✨€5m+ in total company assets
✨50%+ natural-person ownership or control
✨More than 50% passive income

Potentially taxable assets include company-held residences, yachts, aircraft, vehicles, jewellery, precious metals, wines, spirits and certain sporting or leisure assets where qualifying operational-use exemptions do not apply.

French and foreign structures may be affected, particularly where there is a French-resident controller or another French tax connection.

The impact may include:

✨A significant annual liquidity burden
✨ New valuation and reporting requirements
✨ Greater scrutiny of ownership and family control
✨ The need to evidence operational use, market rent and financing

HOW I CAN HELP

I offer a cross-border strategic readiness review to map ownership and control, identify potentially exposed assets, assess documentation gaps and coordinate the appropriate French tax, legal, valuation and fiduciary specialists.

If your family office or clients hold French-connected assets through corporate structures, message me “FRANCE 2027”.

General information and strategic legal consultancy only, not French tax, legal or financial advice. French-qualified advisers must advise on interpretation and implementation.

Could a buried land restriction be quietly affecting your retail asset’s value?

On 7 August 2026, the CMA provisionally decided that Aldi Stores, Lidl GB and Lidl NI should be designated as “Large Grocery Retailers” under the Groceries Market Investigation (Controlled Land) Order 2010. No final decision has been made.

Why it matters:

A grocery-related restrictive covenant or exclusivity arrangement hidden in a title, lease or development agreement may affect:

• tenant mix
• redevelopment options
• marketability and valuation
• transaction timing

Four due-diligence checks:

1 | Where is the restriction?
2 | Who benefits from it?
3 | When was it created and how long does it last?
4 | Does the formal CMA test engage?

New exclusivity arrangements lasting more than five years from the relevant store commencing trade are generally prohibited, subject to exceptions. Existing provisions require separate analysis, and a 10-minute drive-time assessment is only one part of the CMA test.

How I can help:

In a focused strategic consultation, I can identify red flags and missing information, assess potential commercial implications, frame the right questions for your transaction solicitors or competition specialists, and give you a prioritised next-step plan.

The benefit is earlier visibility and sharper decision-making—before a buried provision causes delay, renegotiation or avoidable cost.

A significant milestone for Sian Gissing Strategic Legal Consultancy. ⚖️

I am delighted to confirm that Sian Gissing Global Holdings Ltd, trading as Sian Gissing Strategic Legal Consultancy, is registered with the Information Commissioner’s Office as a data controller.

ICO Registration Reference: ZC208021

In today’s world, personal and business data is a valuable commodity. In the wrong hands or when collected, shared, sold or used without a lawful basis, it can expose individuals and organisations to identity theft, fraud, financial loss, reputational damage, costly mistakes and serious breaches of privacy.

That is why I take data protection extremely seriously.

Clients often entrust me with personal information, confidential documents and commercially or legally sensitive circumstances. Protecting that information is not simply an administrative task; it is an essential ethical and professional responsibility.

I strategically understand the important line between legitimate, necessary and proportionate use of information, and its excessive, unauthorised or unlawful misuse. Every use of client data should have a clear purpose, lawful basis and appropriate level of protection.

My ICO registration reflects my commitment to:

✅ Handling personal and business information lawfully, fairly and transparently;
✅ Collecting and using only the data reasonably required for a defined purpose;
✅ Maintaining appropriate confidentiality and security measures;
✅ Using structured and encrypted systems for client documentation;
✅ Respecting individuals’ data-protection rights; and
✅ Remaining accountable for how information entrusted to my consultancy is managed.

Registration with the ICO is not an endorsement or accreditation of my services. It establishes my business on the public register of data controllers and supports a transparent framework of responsibility and accountability.

For my clients, this means knowing that data governance, confidentiality and responsible stewardship are integral to how I operate.

Trust is not created through words alone. It is built through ethics, systems, sound judgment and accountability.
