In Los Feliz and the Hollywood Hills, today’s buyer is not hesitant—they’re precise.

“What I’m seeing right now is a very intentional buyer. Across 90068 and 90027, the market is active, but buyers are choosing carefully,” Fernald notes. “Most of the movement is happening around the $2M–$2.6M range, with homes averaging 40 to 60 days on market. The pace is healthy, but buyers expect value—and they know exactly what they want.”

Despite broader uncertainty, the luxury sector continues to show strength.

“One of the biggest misconceptions is that luxury buyers disappear in shifting markets,” she says. “They don’t—they become more discerning.” Recent sales reflect that confidence, with transactions reaching $13M in 90068 and nearly $6.7M in 90027.
