Loan modifications aren’t for everyone, but they’re really good to know about if you’re ever in a hard financial situation.

If you’re in a position where you’re struggling to pay off your mortgage, your lender would likely rather work with you to modify your loan than go through a foreclosure.

A loan modification will modify an aspect of your current mortgage, which could be changing the interest rates, changing the loan term, or switching the loan type, all with the goal of making your monthly payment more affordable for your situation.

Loan modifications can take several months to finalize, so if you’re in a tough spot, you’ll have to hold out and pay the mortgage until the modification is complete. You also might end up paying more in interest over the life of your mortgage, especially if the term of the loan is lengthened.

If you’re not experiencing financial hardship, but want to change something about your loan, you can ask your lender about refinancing your loan.

Want to talk more about how you can make your mortgage more affordable? Send me a DM, and I’ll put you in touch with some of my trusted lenders!

Those little equations and calculations are super handy when you’re just starting to think about buying a home. They give you a quick, ballpark number that you can throw around in your budget and see where you still need to do some growing or saving.

But when you’re starting to get serious and think you might be nearly ready to buy a home, it’s time to bring in a more solid number.

Luckily, it’s easy to do this by calling a lender and asking them to give you a free estimate of what you can afford. This isn’t a pre-approval, since your credit won’t be pulled, but it should be pretty close to what you can be pre-approved for.

Want to test the waters of real estate investing without being committed to huge investment property?

Here’s a few different ways you can start your investing journey without diving in headfirst.

1. Partner with an experienced real estate investor. This is a great way to learn from a pro, get a feel for the market, and make some money in the process!

2. Explore up-and-coming markets. The goal of investing is to buy low and sell high. Look around at local, lower-priced markets that are likely to have a higher demand in the coming years.

3. Turn your home into a rental property. This is one of the easiest ways to start investing. Once you buy a new home, turn your old one into a rental and bring in passive income to pay for your new mortgage!

4. Set a budget and just go for it! There are many different options for real estate investments for all different kinds of budgets. Your real estate agent can help you find the perfect investment for your budget.

Refinancing isn’t the only way to lower your mortgage payment!

Try one of these 4 methods to lower your monthly mortgage payment.

1. Recast your mortgage: If you receive a large bonus from work, you can pay a lump sum on your mortgage and then ask your lender to recast the loan. Since your principal will go down, you’ll have a lower monthly payment.

2. If you had a down payment under 20%, you likely are paying PMI (aka Private Mortgage Insurance). When you’ve paid 20% into your home’s principal, you’ll be able to cancel your PMI.

3. Homeowner’s insurance can add up, but like any other insurance, you can shop around and find a better rate. Ask your real estate agent for recommendations!

4. Property taxes can be a huge chunk of your monthly mortgage payment. If you feel like your taxes and appraised home value are too high, appeal the tax with your assessor and see if you can get them decreased.

There are many ways to cut down your monthly mortgage payment–refinancing is just one of them!

Saving for your down payment can feel like it will take forever.

But with this quick tip, you can save up for your down payment in no time!

The best part of this down payment saving secret is to set up monthly, automatic transfers so you don’t even have to think about transferring money from your checking into your down payment savings account.

By having your money automatically drop into your high-yield savings account, you’ll resist the temptation to spend it and will save your down payment WAY faster.

I love real estate for many reasons, but my absolute favorite part is being able to help people through major life milestones.

There’s nothing quite like helping a family with a baby on the way find the perfect home that will grow with them. It’s also amazing when I get to help people sell their homes (and get the max ROI!) as they move away to take a new, amazing job or be closer to their families.

While I love homes, learning, and navigating the challenges of change, working with my clients and helping them achieve their real estate goals is really why real estate is my career.

Every homeowner needs to have a home maintenance fund. You never know when your AC is going to quit or your main plumbing line springs a leak. Having some extra cash stored away in a separate account can save you from a financial emergency when you own your own home.

But how much do you need to save?

I recommend at least 1%-4% of your home’s value each year, but how much you save depends on your home’s age, condition, and your financial situation. If your home is newer or is in really good shape, you can get away with the smaller percentage. If your home might need more expensive repairs, it’s a good idea to save on the higher end.

As real estate agents, it’s common for us to talk a lot about the red flags buyers should watch out for. There are many, and if you don’t know what they are, send me a DM for a list!

But we don’t talk as much about the “green flags” or what you should be wanting to see in a new construction.

When checking out new builds, you want to make sure that they’re good quality, have nice standard design options that you like, and fit into the neighborhood rather than sticking out.

You’ll also want to chat with the listing agent to make sure they’re experienced and know their stuff. You should also find out about the builder’s warranty options and make sure that they actually provide good protection.

Want to talk more about what to look for in a new build? Send me a DM and let’s chat!
