Interest rates are high right now 📈 You need to decide if it’s still a smart decision to purchase a house, first or upgraded. If you buy a house in hopes that the rates will drop soon and you can refinance for a more comfortable payment…you may be waiting a while. You have to be able to afford the current payment comfortably because we don’t have a crystal ball 🔮 no one knows when rates will drop back a bit.

If you want to buy a house when rates drop a bit then you should get ready NOW. The window of opportunity will be small when rates drop. Everyone who was on the fence will get back into the housing market. So be prepared and see if you can find a house before there is too much competition.

How do you know you found the perfect house? This idea is usually very romanticized by buyers. But the truth is you are better off making decisions like this more logically. Most people won’t get a “tingly” feeling when they find the one. Or I even have some clients that get the “tingly” feeling in most houses we view 😆 that is where you need to think more logically to make the best decision.

First time homebuyer tips:

Your first home won’t be your dream home. Start off with what you can afford and build equity.

You should have more than just your down payment and closing costs saved up. Owning a home comes with maintenance & other expenses.

You don’t need perfect credit! Most programs require a 680+ credit score.

Top 2 things hurting homebuyers:

High car payments - this really affects what you qualify for. Even if you are “just” a co signer. So if you’re thinking of buying a house soon, hold of on buying a new car.

High credit card debts - these payments can quickly get out of hand. And this also hurts the amount $$ you qualify for when buying a home. Reach out to me if you want a plan to pay some of your debt down.

Easy home seller staging tip: use potted plants to brighten up a front porch. The pop of color makes a big difference 🏡 This also works great indoors 💐

Don’t forget to do these 3 things if you just bought a house 🏡

1)Change your locks! You never know who might have had a spare key.

2)Swap out the old air filter for a new one. You just never know how old the other one is and it’s best to have a fresh one.

3)Switch out the toilet seats or at the very least buy some bleach to disinfect 😆
