This place is A LOT. 😂

By far one of the most scattered and chaotic industrial buildings we’ve ever walked through.

We have a ton of property walkthroughs that sit in the background until we’re able to release them. This one is finally ready.

Want the full inside look at this property and what we’re looking at? Tune into YouTube this Friday at 4 PM.

The biggest mistake people make in industrial real estate?

They don’t educate themselves.

You don’t have to know everything before you start. But you should be willing to learn, surround yourself with the right people, and shorten your learning curve as much as possible.

A few hundred dollars spent learning could save you from making a much more expensive mistake later.

It’s easy to point out why something won’t work. What sets our team apart is how we respond: we look for a solution, follow through, and get it done.

That’s the mindset we bring to every opportunity at Commerce Park Investors.

We went to 36 Pine Street to film our final investor update, and there was plenty going on between takes 😂

It’s important to love what you do and enjoy the people you work with. That’s what makes a good team. Always a good time with everyone here at Commerce Park Investors.

Austin’s been putting in work with Pillar Construction. His plan for the money? Depreciating assets. Specifically, an M3 CS 😂

At Pascal Zone, we teach you how to get into industrial real estate. What you do with the money after that is up to you.

We know what Austin was trying to say 😂

We work hard and take what we do seriously, but that doesn’t mean we can’t have a little fun around the office. Drew caught Austin and I in front of the camera at the end of the day on a Friday 😂, with Austin sharing a tip from his time as a property manager.

Meet the heart and backbone of Pillar Construction Group: Spencer and Curt.

Since Pillar was founded in May 2025, Spencer and Curt have brought their experience together to deliver construction services across New Jersey, with a focus on quality work, clear communication, and getting the job done right.

Spencer Pascal, Founder and CEO, built Pillar from the ground up with zero outside investors to support both Commerce Park’s development projects and third-party commercial clients. With Pillar, he can keep construction, cost control, and quality closely connected throughout each project.

Curt Condon, Co-Founder, brings more than a decade of hands-on experience in construction, plumbing, and large-scale renovations. His background in the trades and as an industrial real estate investor gives him a practical, full-cycle perspective, from construction upgrades and fit-outs to improving a property’s long-term value.

Together, Spencer and Curt bring an owner’s mindset and hands-on attention to every project. We’re excited to keep building and to put that experience to work for our clients.

I started out throwing bags at American Airlines. I kept showing up, learning, and working hard, even when no one was looking.

A lot of the work that moves you forward happens behind the scenes, before anyone notices and before you see the results. Keep putting in the effort when there’s no recognition or immediate reward. That’s how you build the discipline to keep going when the opportunity comes.
