4 Cost When Purchasing a Home……

1. Earnest Money Deposit (EMD):
• What it is: A deposit made by the buyer to show they’re serious about purchasing the home.
• When it’s paid: Submitted with your offer or shortly after it’s accepted.
• Amount: Typically 1–3% of the purchase price.
• Where it goes: Held in escrow and later applied to your down payment or closing costs.
• Refundable? Yes, in most cases if the deal falls through due to contingencies (like financing or inspection issues).

2. Appraisal Fee:
• What it is: A fee paid to a licensed appraiser to assess the home’s market value.
• Purpose: Ensures the lender isn’t loaning more than the home is worth.
• When it’s paid: Often after your offer is accepted, before final loan approval.
• Cost: Usually $300–$600.
• Who pays it: Typically the buyer, but sometimes the lender may roll it into closing costs.

3. Inspection Fee:
• What it is: Payment to a home inspector to evaluate the property’s condition.
• Purpose: Identifies issues with the home (roof, plumbing, structure, etc.) before purchase.
• When it’s paid: Shortly after your offer is accepted, during the inspection period.
• Cost: Around $300–$500, depending on home size and location.
• Optional? Technically, yes—but strongly recommended.

4. Credit Report Fee:
• What it is: A fee to check your credit history and score.
• Purpose: Lenders use this to assess your creditworthiness and loan terms.
• When it’s paid: During the mortgage application process.
• Cost: Typically $30–$50.
• Who pays it: The buyer, often as part of the mortgage application process.

The Mortgage Assistance Program (MAP) provides deferred loans up to $50,000 to first time homebuyers in Anne Arundel County to help with down payment and settlement costs. Eligible participants must be graduates of the ACDS Homeownership Counseling Program and may not have a household income greater than 100% of the Area Median Income (see income limits below). The Mortgage Assistance Program can be used in conjunction with a mortgage from the Federal Housing Administration (FHA) and the Department of Housing and Community Development (DHCD) Maryland Mortgage Program.
