Hines has acquired 99 West Paces, a 312-unit luxury apartment tower in Buckhead, for approximately $240 million, marking the firm’s first multifamily acquisition in the Atlanta market.

Completed in 2023, the 13-story residential tower offers one-, two-, and three-bedroom residences plus penthouses, along with amenities including a sky lounge, resort-style pool, co-working space and wellness club. Hines Living will provide property management services for the community.

The acquisition adds a major luxury multifamily asset to Hines’ Atlanta platform and reflects the firm’s continued investment in the market. With 99 West Paces, Hines is expanding its residential presence in one of Atlanta’s established commercial and residential corridors.

Pleasant Peasant was an Atlanta classic. But its story at Phipps Plaza is even more surprising.

When Steve Nygren @stevenygren opened Pleasant Peasant at Phipps Plaza in 1974, the mall was struggling. It was only five years old, local merchants had declined to renew their leases, and much of the mall sat empty. Nygren took a chance on opening a restaurant on the second floor, even though the mall was closed five nights a week. The first lunch drew 400 people.

Just seven months after Pleasant Peasant opened for dinner, the entire mall was leased. The story is a fascinating look at how one restaurant became part of a much bigger turnaround for Phipps Plaza.

The 148-unit Park Summit Apartments in Decatur is now owned by the Housing Authority of DeKalb County following a $29.2 million acquisition, bringing a multifamily community near Emory Decatur Hospital into the agency’s portfolio.

Located along North Decatur Road, Park Summit offers studio, one, two, and three-bedroom units. The acquisition follows DeKalb County’s approval of its $155 million Housing Investment Bond Program, which is estimated to generate more than $1.2 billion in public and private housing investment.

The purchase reflects a broader focus on expanding housing access in DeKalb County, with the property expected to primarily serve as workforce housing for employees of the nearby hospital.

Once a long-vacant landmark near Spaghetti Junction, the former Presidential Hotel is set for a $53.3 million redevelopment into a residential community.

Aramar Investments plans to convert the 14-story cylindrical tower into 282 market-rate residences through a complete interior renovation. The project includes 76 studios, 150 one-bedroom units, 52 two-bedroom units and four penthouses, with the existing structure already gutted in preparation for the renovation.

With the property having remained unoccupied for more than a decade, the redevelopment marks a significant transformation for one of DeKalb County’s most visible vacant properties and brings a new residential use to the site.

This was Atlanta’s first street-front restaurant in 30 years.

Steve Nygren @stevenygren , Founder & CEO of Serenbe @serenbe , shares the story of Dailey’s and this unusual chapter in Atlanta’s downtown history, including its location on what is now International Boulevard.

Opened in 1979, it became the first restaurant in 30 years to have a front door onto a street downtown. At the time, restaurants were largely located inside Peachtree Center and hotels, with no restaurants opening directly onto the streets.

Atlanta City Council has unanimously backed a resolution supporting light rail along the full 22-mile Atlanta BeltLine @atlantabeltline , marking a significant step in efforts to move the long-discussed transit project toward implementation.

The resolution calls for the city, MARTA, Atlanta BeltLine Inc. and other stakeholders to provide implementation and funding updates by Jan. 26, 2027, while examining where construction could begin, how the rail would connect with existing transit, and how the project would be funded. 

The move brings key planning questions back into focus as Atlanta works to determine what a BeltLine rail system could look like and what it would take to build it. The resolution also supports existing transit right-of-way and rails-on-grass designs where feasible.

How can just 300 acres represent 60% of a city’s tax base?

Serenbe @serenbe is a 2,000-acre community, but only about 300 acres have been disturbed. In the last tax year, roughly 70% of those 300 acres were already tax-producing, meaning they had reached a finished stage and were on the tax records.

How did Athena Health end up in Atlanta?

Matt Bronfman, CEO of Jamestown @jamestown.lp , shares the incredible story of landing Athena Health @athenahealth as the very first office tenant at Ponce City Market @poncecitymarket .

At the time, the health tech company was eyeing options across Alpharetta, Buckhead, and Midtown. Unimpressed by traditional real estate, the CEO agreed to visit a raw construction site in a neighborhood his broker advised against visiting outside daylight hours.

The Athena team saw past the dust to the 100-year-old floors and original crank-open windows. On the spot, the CEO issued an ultimatum that resulted in one of the most memorable leases in Atlanta real estate history.
