Here’s what to expect 😎 The initial step entails the buyer submitting an escrow deposit. Typically, this deposit is due within a few days of signing the contract and is securely held in an escrow account by a third party, such as a title company. During the inspection period, thorough examinations of the property are conducted to ensure it meets the buyer’s expectations. Should any issues arise during inspections, negotiations with the seller regarding repairs or adjustments to the purchase price will be initiated. The lender will commission an appraisal to ascertain the property’s fair market value. If the appraised value falls below the agreed-upon purchase price, further negotiations may be required. The buyer’s mortgage application undergoes the underwriting process, where the lender meticulously reviews the buyer’s financial information and property details. A comprehensive title search is conducted to ensure the property’s title is free of any liens or encumbrances. Title insurance is procured to safeguard the buyer and lender from unforeseen issues. The buyer secures homeowner’s insurance to be effective by the closing date, typically mandated by the lender. A final walk-through of the property is scheduled to verify it’s in the agreed-upon condition before closing. Prior to closing, the buyer receives a closing disclosure detailing the final terms of the loan, including closing costs and the amount required to close. On Closing Day 🥳, all parties convene to finalize the sale. Necessary documents are signed, the property’s title is transferred from the seller, funds are exchanged, and the transaction is officially recorded.
