Interesting chart heading into midterms. 👀

📉 Midterm years are bumpy. Since 1950, the market has dipped about 17.5% on average at some point during the year.

📈 The year after has been steady. Twelve months later, it was higher after all 19 midterms, no matter who won.

💡 Short-term noise rarely tells the long-term story, in the market or in real estate.

Thinking about a move this year? DM us and we’ll walk through your numbers together.

📌 Save this for the next time the headlines get loud.

Past performance doesn’t guarantee future results. Not investment advice.

📉 Buying when rates are high? Here’s how some of our clients made it work.

🔑 In fall 2023, they bought with a 2-year temporary buydown. Money set aside at closing, often from the seller, lowers the rate for the first two years, so the early payments are easier to manage.

⏳ That gave them two years of breathing room while they settled in and waited for rates to ease.

🏡 Their buydowns had just adjusted when early 2026 brought rates to their lowest stretch since 2022. We moved quickly and refinanced them while the window was open. Many with our no cost refinance!

📈 Rates have climbed back up this fall. These clients are settled in their homes with new fixed rate loans already in place.

💡 You don’t need perfect timing. You need a plan you can act on when the timing turns.

🏡How much house payment fits your salary? Here’s where we start the conversation.

📊A common comfort zone is about 28% of your gross monthly income. That’s your full payment: principal, interest, taxes, insurance, and HOA.

💡It’s a guideline, not a limit. Your debts, savings, down payment, and what you want your life to look like all matter more than one number. We’ve seen people comfortable above it and people who sleep better well below it.

📌 Save this for later, and send us a message when you want to find your number. We’ll walk through it together.

🏡 Your next appraisal is going to ask more questions.

📅 Starting November 2, appraisals for conventional loans move to a new, more detailed report (you may hear it called UAD 3.6).

🍳 Kitchens and baths: each one gets its own write-up, covering whether it’s been updated, roughly when, and what shape it’s in.

🏠 Roof and remodels: roof age is now a line on the report, along with any space converted into living

☀️ Solar and energy: panels (owned or leased), efficiency ratings and green certifications all get recorded.

🔧 Condition: appraisers are being asked to note any defects or repairs that need to be done, with photos.

⏱️ Time and cost: appraisals may take a bit longer and cost a bit more while everyone adjusts, so give yourself some cushion.

💡 Biggest takeaway: a little prep goes a long way. Pull together your update dates, permits and solar paperwork, and take care of small repairs before the appraiser arrives.

📩 We made a one-page prep checklist for homeowners and one for Realtors. DM us APPRAISAL and we’ll send it over. We’re here to help.

Sellers are saying YES! 🙌🏡

Right now, 6 out of 10 contracts include seller concessions. That’s real money that can go toward your closing costs or toward buying down your rate. 💰✨

If you’ve been waiting for the right moment, this could be it! 🎉 Let’s run the numbers together and see what’s possible for you.

Rates change. Your plans don’t have to. 👇

We’ve guided Colorado buyers through every kind of market for 33+ years. 🏔️

Higher rates mean we adjust the strategy: rate buydowns, no cost loans, seller credits, different loan options, and a clear look at what payment actually feels comfortable for you. 📊

What we don’t do is let a headline make your decision.

If you’ve been sitting on the sidelines wondering whether it still makes sense, let’s run your real numbers together. No pressure, just clarity.

🏡 The market shifted. Most buyers haven’t caught up yet.

📈 Housing supply just hit its highest level in over a decade (NAR). More homes, less competition, more negotiating power for buyers.

🤝 Stop negotiating on price alone. Ask about seller-paid closing costs, rate buydowns, price reductions, repairs and renovation loans.

🎯 The goal isn’t just a cheaper house — it’s a better deal.

📩 Send us the listing you’re eyeing and we’ll help structure it with your Realtor.

💾 Save this for when you’re ready.
