We Closed!. Nine months. One lot. Six lenders passing. A dozen engineers. Hundreds of emails. And one dream that refused to quit.

Back in July 2024, we went under contract on a self-storage facility in Elkhart, Indiana. From the outside, it looked solid; 6 Acres, existing buildings, room to grow, location made sense.. But this wasn’t turnkey. This wasn’t passive. This was a fight from day one. The kind of deal where every win comes with a SETBACK. The kind where you wake up wondering if you’re in too deep.

Lenders walked away. Vendors missed deadlines. Permits dragged. Burned savings with no guarantee we’d ever close. There were real moments I questioned everything. But I had people in my corner especially my lending broker, Cody! @codydbaker  
He wasn’t just there to “find the money.” He showed up. Every week. Every setback. Every time it felt like the deal was slipping. Cody helped us make sense of the SBA 7a maze, kept the pressure on, and fought for this like it was his own. And through all that I still had to keep my real estate business running. Still had to serve clients in LA, show homes, close deals, etc…while building something from the ground up in Indiana.

But on May 12, 2025, we did it. We closed!

We now own a self-storage facility in Elkhart, Indiana. A Company that will be service minded, future thinking and reliable at all times. Red Haven Storage is becoming real.

I couldn’t have done it without my partner Helen, @swift.tax.services who backed the vision, believed in the process, and stood with me every step. We’re just getting started.

This is for anyone who feels overwhelmed by the process, the ones staring down a long, complicated deal or opportunity, & wondering if it’s worth it. If the vision is real, don’t quit. Just got back from spending a few days out in Elkhart and we are two weeks away from fully opening our Self Storage Facility.

Dealing with one of the worst winters the region had seen in 10 years, Vendor delays and just things you hope not to relive.

It was not a straight line and it was not always pretty. But we got here.

I am so proud of my partner and I for seeing this through. Designing the final look was a labor of love and when I walked the property this week I was reminded of everything we had to go through to get to this moment.

What a journey this one has been. My amazing client and I have been searching for the right home for quite some time. A few months back, she made an incredible offer on another property. It had nearly a dozen offers, and she came in third place. Understandably, she was disappointed. But we stayed true to our criteria, wouldn’t budge on our offer price, kept faith and moved on.

After a week pause, we got back out there. Then one day, she toured this beautiful home in Leimert Park while I was out of town and instantly fell in love. She told me, “Sam, this is everything I want! I just wish I could pick this house up and place it on another street.” This due to not being familiar with the community.

a week or so go by, I suggested we revisit that very home, and when I finally saw it myself, I told her, “This is the one.”

Still, we wanted to be sure. We spent time getting to know the neighborhood, walking the street, knocking on at least five nearby doors, and talking with longtime residents. What we found was a warm, tight-knit community full of people who loved living there and spoke so highly of one another. That connection gave the home a whole new meaning. It wasn’t just the house anymore; it was the feeling of belonging. Not to mention this home had the most bang for her dollar.

When it came time to make our offer, we held firm at a number below what the sellers initially wanted. Another buyer came in shortly after to make an offer, which made the sellers go in their direction. And yes, it made my client AND I nervous. But something in my gut said to stay patient and hold our position.

And sure enough, they came back around.

Faith, patience, and understanding the market paid off, and today she’s the proud new homeowner of her dream home in the heart of Leimert Park.

Just closed on a beautiful home for my clients.

Five years ago, we closed on a duplex. They lived in one unit, rented the other, and built equity over time. Today, that equity helped them purchase the home they truly loved. And the best part? They’re keeping the duplex and will now rent out both units, turning it into a full investment property.

This is the strategy I encourage often and super proud of them for playing the long game. Just to add, closing costs were like $1,400 so that makes things all that much better! by @swoldeyesus

We began construction on July 7th. In the last couple weeks, we’ve managed to grade the pad, pour concrete and erect 3 of the 5 new buildings going on this site. Still some ways to go but we’ll take in every phase it comes in🙏🏾

Just Closed! I had the pleasure of selling this home 6 years ago to a great family who turned this 1,700 sqft place into their home. Now, 6 years later, they reached out to me to help them sell. 🤞🏾

We strategized around everything going on in this market; watching homes around us face price drops or sit for months. The most important things to them: that they profit beyond a certain number and that whoever buys this truly appreciates all the hard work they put into making it a home.

This market is scary. We listed a little above market value as a buffer and gauge, and hosted open houses for three consecutive weekends. Hardly anyone showed up. The phone barely rang. We saw we were getting views and saves, but buyers were clearly waiting for a price drop.

Thankfully, our strategy included holding the line and defending our price the best we could. And it paid off. We closed with no price reductions and even got the sellers a little more than we hoped for.
