Three homes hit the market this week, but getting them there started long before the listing went live.

There are decisions to make, things to prep, vendors to coordinate, photos to schedule and about a hundred little details that can quickly become overwhelming when you’re also trying to live your normal life.
That’s where we come in.

We help figure out what actually needs to be done, bring in the right people when needed, and keep everything moving so our sellers don’t have to manage it all themselves.

The listing is the part everyone sees. A big part of our job happens before that.

Thinking about selling? Send us a message and let’s talk about what getting your home ready could look like.

All I want for Thanksgiving is a home made for hosting.

And this Spring Hill home understood the assignment.

The kitchen has a huge island, walk-in pantry, and opens right into the dining and living spaces, so there’s room for everyone to hang out without whoever’s cooking missing half the conversation.

There’s a covered patio just off the dining area, plenty of space downstairs for overnight guests, and when everyone finally leaves, the primary suite has a soaking tub waiting for you.

20108 Barker St is a 4-bedroom, 3-bath reverse 1.5 story in Brookwood Farms with 2,841 square feet and was built less than five years ago. The neighborhood also has walking paths, a fishing pond, play areas, and a pool.

Want to see it before someone else claims Thanksgiving? Send us a DM to schedule a showing.

The Ivy Home family just got a little bigger. 💚

Alex and his wife, Laura, welcomed their first baby, Van Rock Reed, on July 30 at 8:37 PM. He arrived a little early at 5 lbs. 12 oz., and thankfully both mom and baby are doing well.

And we love the story behind his name. Laura’s dad is Roch, pronounced “Rock,” so Van’s middle name carries a little piece of his grandpa with him.

Help us welcome baby Van and send some love to Alex and Laura! 💚

The best homes don’t just photograph well. They live well.

When people start searching for homes in Overland Park, it’s easy to focus on the things that stand out in the photos.

The kitchen.
The bathrooms.
The backyard.

Those details matter, and this home has all three.

But some of the most valuable features are the ones you can’t see in a listing photo.

This home has already had major updates completed, including a new sewer line, foundation waterproofing, a sump pump, and an insulated crawl space. They’re the kind of improvements that don’t make the highlight reel, but they can make a big difference once you’re the homeowner.

Add in a refreshed kitchen, updated bathrooms, a fully fenced backyard, and a location in the Shawnee Mission School District with quick access across the Kansas City metro, and you have a home that’s designed for everyday living, not just great listing photos.

If you’ve been looking for a move-in-ready home in Overland Park under $350,000, this one officially hits the market on Thursday, August 6th.

Which would matter more to you: the updated kitchen or the peace of mind knowing the big-ticket items are already done?

📍9934 England Drive, Overland Park, KS
🏡 On the market Thursday, August 6th

Real estate isn’t just about showings, contracts, and closing day.

It’s loading up a truck with donations after a long day.

It’s hanging curtains before photos, replacing a broken light switch, and making one more trip to the recycling center.

It’s helping a family sort through a lifetime of memories before putting a home on the market.

It’s Jen’s kids grabbing a power washer, friends lending a hand, and everyone pitching in because taking care of people has always been a family effort.

This photo captures one moment, but it doesn’t capture everyone who makes Ivy Home what it is. Every member of our team plays a role in helping our clients feel supported from beginning to end.

The truth is, most of this work never makes it onto social media.

But we think it matters.

Because helping someone buy or sell a home isn’t just about real estate.

It’s about helping them through one of life’s biggest transitions with people they can trust.

That’s what happens behind the scenes at Ivy Home, and we wouldn’t have it any other way.

What’s one small act of kindness that has made a big difference in your life?

We’d love to hear your story in the comments.
