FRIDAY FAVORITE ⭐ | China Spring, TX

Ten gated acres, three separate living spaces, and views in every direction. This one was a dream to shoot. 🤠

From the handcrafted 20 ft entry gates to the stately white home rising out of the pasture, this Bosque County estate needed visuals that could carry its scale and its craftsmanship:

🏡 The main home: bespoke Larry Dunlap cabinetry, a handmade fireplace, and a spa-caliber primary bath with a sculptural soaking tub
🔥 The covered veranda: outdoor kitchen and fireplace overlooking the pasture, made for golden hour
🛖 The guest casita, plus a 1,200 sq ft vaulted apartment above the 30x50 shop
🐎 Fully fenced acreage ready for horses and livestock

A luxury country listing like this deserves more than a few wide angles. It needs to show buyers the land, the details, and the lifestyle all in one.

Have a luxury or acreage listing coming up? Our Gold and Platinum packages are built for exactly this. Book at the link in bio. 📸

10 ACRES. MULTIPLE GENERATIONS. ONE INCREDIBLE PLACE TO CALL HOME.

We previewed a new listing in China Spring today, and this one proves that you really CAN have space, style, and functionality all under one roof!

From the ornate iron entry doors to the spacious, open floorplan, this home was designed for gathering. And while the kitchen may be the heart of the home, it’s the thoughtful details that really caught our attention.

✨ A spacious pantry with built-in shelving and drawers
✨ A laundry room that connects directly to the primary closet
✨ A gorgeous primary suite with a bold green accent wall and views of the acreage
✨ A spa-like bathroom with a soaking tub, dual vanities, and oversized shower
✨ An outdoor kitchen, bar, and fireplace made for entertaining under the Texas sky

And did we mention 10 ACRES in China Spring?

At Bentwood Realty, previewing properties like this is about more than admiring beautiful homes. It’s about knowing the local inventory, recognizing what makes each property special, and helping our buyers find the home that truly fits their lifestyle.

A little elbow grease, a lot of heart, and a complete transformation! ✨🧹

When our Junior League of Waco members saw a space that needed some love, we didn’t just walk away—we rolled up our sleeves. Our incredible volunteers dove into cleaning, organizing, and stocking fresh new items and toys to turn a heavy space into a welcoming, safe haven for families and workers in crisis.

Seeing the before-and-after is magic, but knowing it brings comfort to those who need it most? That’s what the League is all about. 💙

Higher mortgage rates have changed the conversation for home sellers.

Your competition isn’t always another resale home down the street. In some cases, it’s a new-construction builder offering buyers incentives, closing-cost assistance, or a reduced mortgage rate.

And when buyers are laser-focused on their monthly payment, sellers may need to think beyond simply lowering the asking price.

A closing-cost contribution, temporary rate buydown, repairs, or another well-structured incentive could potentially make a bigger difference to a buyer than another price reduction.

Every property—and every seller—is different. The key is knowing what buyers in your market are responding to and building a strategy around it.

That’s where experience matters.

Thinking about selling in Central Texas? Let’s talk about how to position your home to compete in today’s market.

There’s just something special about shopping local. 🤍

Rue & Co made the perfect wreath sash for this front door—and made it even sweeter by personally delivering it with the kindest handwritten thank-you note.

It’s the little details that make small businesses stand out, and we love getting the chance to support the people behind them.

At Bentwood, being local means more than just knowing the real estate market. It means supporting the businesses, families, and people who make our community feel like home.

Go show Rue & Co some local love!

Some listings are all about the house. This one might be all about the river.

We took the Mule down for a sneak peek along the Brazos and got a little taste of what life on the water could look like—peaceful views, river frontage, and even a few fish making an appearance.

This is only the beginning. We’ll be sharing more of this new Bentwood listing soon.

Stay tuned… you’re going to want to see the rest.

We are proud to show up for the community that shows up for each other. ❤️🏈

Bentwood Realty was proud to sponsor the China Spring Quarterback Club fundraiser and spend the evening enjoying great food, fun games, live music, and plenty of laughs with friends.

We may not have walked away as the big prize winners, but nights like this are still a win in our book.

At Bentwood, being local means more than knowing the market. It means supporting our schools, our organizations, and the people who make this community such a great place to call home.

Apparently, real estate agents can get competitive about more than just contracts.

Bentwood agents and friends gathered at the office for Mahjong 101—an evening of learning the game, figuring out those tiles, sharing plenty of laughs, and discovering who might have a slightly competitive streak.

A big thank you to Armadillo Home Warranty for providing dinner and helping make the evening even better!

We love the business of real estate, but nights like this are about something just as important—building relationships, enjoying each other’s company, and making a few memories along the way.

Just another night of fun, fellowship, and community at Bentwood Realty. ❤️

Some homes stay with you long before you ever step inside.

As a kid, I used to ride my bike by Hillcrest Estate and wonder what it looked like inside. Today, I finally got the chance to walk through one of Waco’s most iconic homes—and it was every bit as impressive as I imagined.

Built in 1903 and thoughtfully restored by Chip and Joanna Gaines, this home beautifully blends historic charm with modern comfort. Original character shines throughout every room, while practical updates make it easy to enjoy for years to come.

Even better? It’s being offered fully furnished, so the next owner can move right in and start making memories. And the backyard is just as unforgettable—1.9 private acres in the heart of Waco, a rare combination of space and location.

At Bentwood Realty, we love getting inside homes like this. Touring properties across Central Texas helps us stay informed, spot opportunities, and bring even more value to the buyers and sellers we serve.
