POSTS STORIES REELS TAGGED

We’d LOVE a crystal ball. We’d probably use it for Lotto first. 😂

But the truth is, nobody knows exactly what the market is going to do next.

So if life is telling you it’s time to sell, our advice is pretty simple: deal with the market you’re actually in, not the one you’re hoping might turn up.

There are still good, serious buyers out there. They’re just more educated, more considered and a little less willing to throw money around.

Read the market. Be prepared to adapt. And when a genuine offer comes in, work with it properly.

That’s not being pessimistic. That’s knowing how to sell in a changing market.

NEW TO MARKET – KINGSLEY
🛏️ 4 🛁 4 🚗 2
All Offers Presented | 28th August

Some homes need a long explanation. This one probably only needs three words…. Space. Pool. Shed.

28 Gilmore Street is pretty close to the Aussie family dream - room for everyone, somewhere to entertain, a pool for summer and A SHED.

The kitchen sits right in the middle of the home, connecting easily to the family living area and out to the alfresco, pool and backyard.

And then there’s the master suite, which is a proper parents’ retreat with a huge walk-in dressing room and spacious ensuite with a bath.

But outside is where this one really earns its stripes.
A big undercover entertaining area, swimming pool ready for summer, and the feature that might quietly steal the show… a large shed/workshop with side access. Project car, motorbikes, tools, hobbies, storage for all the things families somehow collect - it’s a brilliant addition and getting harder to find.

Set in a quiet, family-friendly Kingsley street, close to schools, parks, shops, transport and the coast, this is a home with room for every stage of family life.
The kind of place where everyone gets their own space, but still comes back together.

Hope Opens
Saturday 15 August: 1:30-2:00 pm
Sunday 16 August: 11:30 am-12:00 pm

We’d love to show you through.

NEW TO MARKET - KARRINYUP
There are some homes that just understand family life.
11 Bartlett Crescent is one of them.

Perfectly positioned opposite Karrinyup Reserve, this beautifully designed home has been created with space, comfort and connection in mind.

With four bedrooms, four bathrooms, a study and multiple living areas across two levels, it gives everyone room to move - without ever feeling disconnected. And if you have teenagers, four bathrooms might be the most peaceful sentence in the English language.

Upstairs is such a special part of the home, with its own living area, kitchenette, study, bedrooms and a huge balcony with a built-in BBQ kitchen and Ziptrak blinds. It’s easy to imagine long lunches, family birthdays, or quiet evenings looking out across the reserve.

The master suite also enjoys peaceful park views, while downstairs, the kitchen and living spaces bring everyone back together at the heart of the home.
And then there’s the location.

Lake Gwelup, Karrinyup Shopping Centre, great schools, parks and the coast are all close by - giving you the kind of lifestyle that makes everyday living feel easy.

This is a home with beautiful finishes, rare flexibility and a real sense of warmth.
The kind of home families don’t just move into.
They settle into.

Home Open
Saturday 8 August
11:00–11:30 am

We’d love to show you through.

We like to keep things light… because buying or selling a home can feel stressful enough.

Behind the smiles are years of experience, countless phone calls, negotiations and problem solving that most people never see.

Our role isn’t to add to the pressure. It’s to bring a sense of calm, keep you informed and give you honest advice - whether that’s selling now, renovating, holding onto an investment or waiting until the timing feels right.

Whatever the next step looks like for you, we’re here to help you make it with confidence. 🤍

The conversation we’re having with buyers almost every day right now seems to center around this central misconception - “Perth is heading for a downturn.”

Yes, the market has softened. Yes, properties are taking a little longer to sell. But that doesn’t automatically mean bargains are around the corner.

The reality? Supply is still tight, our economy remains strong, and quality homes are still attracting strong competition.

If you’re buying, focus less on timing the market and more on finding the right home for your family.

If you’re selling, remember you’re buying and selling in the same market.

The headlines don’t always tell the full story.

Remember Billy? 🐶🤍
A little while back we shared the story of a gorgeous Scarborough villa - 2 home opens, 19 groups through, 4 offers and a buyer making the move all the way from Sydney to call it home (Billy’s humans, off to a bigger backyard and a pool 🏊).

Well, the keys have changed hands, and this just landed from the sellers. We’re a little teary, not going to lie.

There’s a reason we do this. It’s never really about the house - it’s about the people and the big life moments happening behind every sale. To be trusted with one of those? That’s the whole job.

Thank you for these beautiful words. And Billy… enjoy that pool!

⭐⭐⭐⭐⭐ “They went above and beyond to support us through both the sale and purchase. Nothing was ever too much trouble.”

“Sometimes the best feedback isn’t about the result.

It’s about how people felt while they were getting there.

At 3 Cripps Court, there were multiple buyers, competing offers and some big decisions to make along the way.

Our job wasn’t just to secure a strong outcome. It was to make sure our sellers understood what was happening, what their options were and why certain decisions mattered.

A great result is important.

But so is being able to sleep at night knowing exactly where you stand.

Thank you for trusting us with the process. 🤍”

SOLD - TRIGG

The last few years have made real estate look easy.
This one was not.

A lot of moving parts, a lot of teamwork behind the scenes and a very happy ending for our sellers. 🤍

🌊 New LISTING - SCARBOROUGH 🌊

This one’s got a bit of personality to it… and we love that.

Tucked away in a really walkable pocket of Scarborough, it’s the kind of home that feels easy from the moment you walk in. Light, coastal, and just a little bit different.

The layout works well too - a separate front lounge for quiet nights in and an open-plan living space that flows straight out to the courtyard. And that outdoor area is where it really shines… crazy paving, space to entertain, a bit of lawn for the dog - it’s private, relaxed, and made for long lunches that turn into drinks.

The kitchen’s already been updated and there’s still room to add your own touch over time if you want to. Whether you’re starting out, downsizing or just want something low-maintenance near the coast, this is a really good option. And being in Scarborough… everything’s close. Beach, cafés, bars - it’s all part of the lifestyle here.

Home Opens

2pm to 2.30pm

We’d love to show you through.

🍂NEW LISTING – DUNCRAIG 🍂
AUCTION - 9 May, 1pm

This is one of those homes that just feels easy the moment you walk in.

Tucked away in a quiet cul-de-sac, it’s got that layout families are always asking for - space where you need it and separation when you want it.

The main living sits right at the heart of the home, with a big kitchen that naturally becomes the gathering point… morning coffees, after-school chat, weekends with friends.

The master is set privately at the front, with the kids’ rooms tucked away at the back - which just makes day-to-day living that little bit easier.

And then there’s the flexibility… a separate study that could just as easily be a theatre or a fifth bedroom depending on what you need.

Out the back, it’s a bit of a blank canvas - elevated, spacious and ready for whatever you’ve been picturing. Pool, lawn, entertaining… you can take it in your own direction.

And in Duncraig, you’ve got that real sense of community.

Parks, schools, kids riding their bikes… it’s a suburb people move into and tend to stay.

It’s a home with good bones, great space, and a lot of potential to make it your own.

Home Open
Sunday (today): 12 - 12.30pm

We’d love to show you through.
