This crew lit up the whole block. Families like this make my job way too fun. And yes, it’s not too late for holiday photos if you want your own little slice of magic.

Built in 1928 as the Morgan Guaranty Trust Company headquarters, 20 Pine Street is a classic Art Deco tower that was later converted into luxury residences with interiors by Armani/Casa. Like many early conversions in the Financial District, its compact layouts and limited light left room for reinterpretation.

For this project, our clients—who originally lived in a two-bedroom—purchased the adjacent studio and combined the two into a single three-bedroom home for their family of four. The new plan reorients the flow of the apartment around a large, functional kitchen that finally matches the scale of the home.

The kitchen is deliberately minimal and contrasting: a stark two-tone composition that reads almost monolithic. Deep slate-grey cabinetry wraps the primary elevation, with Miele appliances—slate-grey glass oven and coffee maker, and a panel-ready refrigerator—blending seamlessly into the flat cabinet plane. Around the sink and countertop: lighter cabinets feature a lighter-grey border that frames the counter and connects with the tone of the surrounding stone.

What began as an undersized, improvised kitchen from the original Armani renovation has become the central gathering space—a place of precision, warmth, and everyday function that reflects the rhythm of family life.

🔹 FiDi Modernism at 20 Pine Street
Our latest project combines two units into one bold, modern home in the heart of the Financial District.

✨ Highlights:
– Full kitchen redesign with slate grey + lighter grey two-tone cabinetry
– Miele glass oven + built-in coffee maker as anchors
– Stark matte finishes with heavy contrast
– New bathroom, flooring, and custom lighting scheme

The result: a striking frame of dark cabinetry around lighter tones — a modern canvas for city living.

Our inspector, Ty, after completing a rooftop water tank inspection for a residential building in Manhattan.🚰

As mandated by the DOH, all buildings in NYC must have their drinking water tanks inspected at least once per year by a qualified inspector.
