🏡 Buying RE even with high rates 📈

Someone we all should know by now is that mortgage interest rates are high. What you should know if you don’t know already, they’re going up again Nov 2nd. Expected to be another .75% 🤯

Don’t panic! Just buy more for cheaper 🤣!

The name of the game is CASHFLOW, so if the mortgage is going to cost more, then you have to PAY LESS. Stick to your guns during this season and make sure the numbers make sense 💰

When you’re ready to take your Real Estate portfolio to the next level, you must have SYSTEMS & SOP’s to do it efficiently.

Having them within my business has reduced my time onsite, which allows me to focus more on forming funding relationships and sourcing more investment opportunities

Here’s some more game on how I use systems, SOP’s, and some of my key team members :

1. When I agree to a scope of work with my subs, I want to make its clear what the payment schedule is. This is important because sometimes you’ll have some who look for payment before they reach an agreed payment milestone.

2. Make it clear that you want picture/videos of completed work, but you DO NOT pay until you walk through in person. Certain pictures and video can save you and your subs a lot of time and money. Like when you’re doing you’re electrical rough, sometimes the drywall guys make cover outlets. The videos and pictures you have them take will help locate them.

3. One of the major game changers within my business has been hiring a Virtual Assistant for my construction company. My VA handles a lot payment orders, gather multiple quotes to compare best price, and even negotiates better pricing! Those are tasks that use to take me hours weekly doing myself.

4. Lastly, a project manger will completely take you off since they’re going to be your “boots on the ground “ to validate those pictures and video. They’re also going to be able to point out potential issues onsite that photos may not show. A PM isn’t for everyone. I would not recommend if you don’t have at least 5-7 projects going at once.

These things don’t happen over night, but once set up properly, you’ll definitely see the positive results within your Real Estate portfolio
