In contract. 184 Stuyvesant Avenue, Unit D2 Bedford-Stuyvesant.

Some deals take a summer.

It started with weeks of groundwork on a property with a complex process. It hit the market June 17: a full renovation opportunity in a Victorian-era Neo-Grec and Italianate building, on the block co-named Do The Right Thing Way.

The block’s history is what landed. Buyers came for the history and the opportunity.

Nine open houses. We brought in our partners at Brownstone Property Group @brownstonepropertygroup to scope the renovation, so buyers could see what the work would take. Architects and contractors walking the space as serious buyers did their homework.

We kept marketing, kept showing, and kept every conversation moving. September 22, contract signed. Just over three months after it hit the market.

More of this story when we close.

LAST WEEK IN PROPERTY MANAGEMENT: ICE IN BROOKLYN: Property Manager Thomas Wright @thomasbrooklynbroker walked over to my standing desk and said, “I have something to tell you.”

That usually means the day is about to get interesting. The day before, he received an email from someone claiming to be with @icegov (ICE). The request? Permission to install a hidden camera inside a smoke detector in one of our managed buildings because ICE has an “active case” involving criminal activity.

Naturally, Thomas asked for proof. A short time later, three law enforcement officials arrived at our office — one from just north of NYC and two from ICE — presenting federal credentials in person.

As I’m the “buck-stops-here” person at @brownstonepropertygroup -- I made our position clear: Without a court order or other legally compelling documentation, we would not authorize surveillance inside a Brownstone-managed property.

#Propertymanagement isn’t just budgets, boilers, and board meetings. Sometimes it’s navigating unexpected moments where privacy rights, legal process, tenant trust, and law enforcement all collide in real time. No two days in this business are ever the same.

NEW CONDO MANAGEMENT, NEW DOORMAN – The pros 👨‍💼 👩‍💼 at @brownstonepropertygroup announce a new management partnership 🤝 at 101 East 2nd Street, a 23-unit 🏢 condominium located in Manhattan’s Lower East Side.

From day one, our team moved quickly to assess building needs and implement solutions. Within the first two weeks of management, we successfully sourced and placed a new doorman, ensuring continuity of service for residents while supporting the building’s long-term staffing needs.
This addition reflects our continued growth across New York City and our ability to support larger residential buildings with the operational structure, responsiveness, and board-level service they require.
Beyond staffing, our approach includes:
• Proactive building operations and preventative maintenance
• Financial oversight, budgeting, and reserve planning
• Vendor management and contract optimization
• Regulatory compliance and risk mitigation
• Dedicated property managers supported by senior leadership

We understand that larger buildings require more than just day-to-day management. They require a partner who can anticipate challenges, streamline operations, and support boards in making informed decisions.
If your building is considering new property management, or if you’re looking for a more responsive and structured approach, we welcome the opportunity to connect.

MANAGEMENT TRENDS FOR CONDO BOARDS - NYC Co-op and Condo Boards face an increasingly complex, regulated, and expensive property management landscape. Rising operating costs, evolving local laws, insurance challenges, and residents’ expectations mean that “business as usual” is no longer enough. Effective management (like that provided by @brownstonepropertygroup) requires proactive planning and strategic thinking.
