Big renovation. Bigger coordination!

This project is a major renovation with significant structural work, and when it’s finished, it will be high-end, detailed, and completely transformed.

Today we walked the site with every key player at the table: structure, design, trades, and ownership. One conversation, one walkthrough, zero guessing.

This is what owner’s rep work looks like in real life. A renovation like this doesn’t succeed on materials alone. It succeeds when everyone hears the same details at the same time, on site, before small questions become expensive ones.

The team on this one? Stellar. 🙌

Save this if you’re planning a renovation in Miami-Dade, and send it to the owner or investor who needs to hear that the walkthrough matters.

Who’s on your project team to protect your interests from day one?

🏗️ Project Spotlight | Art House, St. Petersburg, Florida

42 storeys. 450 feet. One of the tallest residential towers on the St. Petersburg skyline. 🏙️

Art House is a luxury condominium tower in downtown St. Petersburg, developed by Kolter Urban and built by Coastal Construction Company. It reached full completion in early 2026.

Through our US partner BrandSafway, we supplied Rapid Posts, Rapid Panels and Elevator Gates to protect every floor as the tower rose through all 42 levels.

With tight slab cycles, a busy city centre site and Florida's coastal climate, speed and reliability were essential. Rapid Posts fix into the slab edge without tools or drilling, so protection moved floor by floor with the build. Rapid Panels completed the perimeter, and their integrated toe boards helped keep the streets below safe.

Thank you to the @brandsafway team for another landmark project together. 🤝

| Pendry Tampa - Riverwalk Tampa |

The topping-out story is typically where we conclude our coverage of a high-rise development. We follow these projects from the earliest rumors and initial permit filings to groundbreaking and, eventually, watching them rise into the skyline. Pendry, however, feels a little different. It’s a project we’ve followed closely through the highs, the setbacks, and some major news breaks along the way. In many ways, it feels like we’ve been part of its journey. And while there’s still more to this story, today marks a milestone worth celebrating for what has become one of Tampa’s most recognizable additions to the skyline.

• After years of anticipation, renderings, and watching this tower climb above the Riverwalk, Pendry Tampa & Pendry Residences Tampa is celebrating its topping-out milestone, with the ceremony that was scheduled for Friday, October 9. For those of us who have followed this project from the beginning, we’ve waited a long time for this day. Rising 38 stories and approximately 409 feet along the Hillsborough River at South Ashley Drive and West Whiting Street, Pendry has become a striking addition to our downtown skyline.

• Topping out marks the tower reaching its full structural height, bringing this long-awaited waterfront destination another step closer to opening. Developed by Two Roads Development in partnership with Pendry Hotels & Resorts, the tower features architecture by Arquitectonica, interiors by Studio Munge, and construction by Coastal Construction. The excitement has translated into sales, too: approximately 75% of the residences were reported sold in September, representing more than $385 million in sales.

• Expected to debut in 2027, the development will introduce 220 hotel rooms and approximately 200 private residences, alongside three signature food and beverage offerings, a spa and fitness center, a rooftop pool, and Riverwalk-facing restaurants and retail. For Tampa, that means more places to gather, dine, stay, and experience one of the best parts of our city. We’re excited to celebrate this milestone and even more excited for what comes next.
