Rehabilitation of the Espy-Egan Cottage is complete! Constructed c1934, the Raised Tybee Cottage is a local architectural type specifically designed for Tybee's coastal environment using local materials. This project restored missing features of the original porch and retained/restored the historic architecture. Excited to have been a part of this!

This award-winning project focused on the rehabilitation of a historic duplex on West 38th Street within the Cuyler-Brownville National Register Historic District. 505 and 507, a one-story double cottage, was completed in conjunction with 509 W. 38th Street. This rehabilitation created two residential units, further reinforcing the team’s preservation-minded approach to address blight.

Constructed in 1901 by Rebecca and Stephen Eady, a mother and son, the building was an income-producing property while they resided next door. The American four-square, double cottage is a popular vernacular house form throughout the neighborhood. Changes and alterations occurred to the front porch, interior spaces, and the rear of the building. The original windows, fireplace mantels, and plaster walls were all removed. Thankfully, the original floor plan was intact, along with tongue-and-groove wainscotting on historic walls. Challenges included a significant lack of maintenance that resulted in disrepair, rot and water damage. Although repairs were made in 2001, it fell into foreclosure and remained vacant.

In 2022, Brent Watts and partners Patrick Johnston and Beau Hinton of Cabretta Capitol purchased the property with the plan to sensitively rehabilitate it to create rental housing using best preservation practices and preservation tax incentives. The team included architect Josh Ward and preservation consultant Sarah Ward with Ward Architecture + Preservation, Basin Company as general contractors, and Chatham Developers as Project Manager. The project was completed at the end of 2023 and impressively attained federal and state preservation tax incentives along with 10-year property tax freeze.

A rare surviving building type located in Savannah’s Cuyler-Brownville National Register Historic District, the Kline Grocery was constructed c. 1874 shortly after the neighborhood was formed. The building is named after the original owner, Samuel F. Kline, who purchased the lot in 1863, farming the land while he resided in the city and ran a grocery store. He built the one-story building along West Broad Street during Reconstruction, and operated it as a grocery through 1903. It was moved to its current location at the rear of the lot in 1909, where it was re-oriented to front Kline Street. The grocery was converted to a residence and rented to various working-class tenants throughout its history.

HSF purchased the vacant property in 2021 through its Revolving Fund. Brent Watts and partners Cabretta Capital and Chatham 508 Kline St LLC, then bought the property. The project team included architects Andrew Lynch and Mariel Hamer with Lynch Associates Architects, contractors Sam Carroll and Andrew Carleton with Carroll Construction, and preservation consultant Sarah Ward with Ward Architecture + Preservation.

Vacant for 27 years, the building was in great disrepair with no working systems, kitchen or bathroom, and damage to walls, ceilings, and floors. Numerous alterations during its 150-year existence and limited available archival data resulted in little documentation of the original design. Exploratory demolition discovered historic wall framing locations, window and door opening sizes and locations, original wood lap siding, and interior tongue-and-groove finish treatments. The team proceeded by replicating missing historic features, including custom windows, restoring all wood siding, ceilings, walls and floors, and restoring the original full-width recessed front porch with a simple yet compatible design.

The rehabilitation was completed at the end of 2023 and occupied by tenants in 2024. As a true example of the benefits of state and federal preservation tax incentives, the Kline Grocery continues to add to the neighborhood’s rich cultural significance and historic fabric as single-family affordable housing.

Congratulations to Preservation Award winner 509 West 38th Street! Located in the Cuyler-Brownville National Register Historic District, this two-story Queen Anne-style duplex had fallen victim to vacancy, blight, and crime for several years. This rehabilitation serves as a catalyst, transforming a long-vacant building into three residential units, enhancing the appearance of the entire street and the quality of life for the neighbors while serving as a model for a preservation-minded approach to addressing blight.

Constructed in 1902 by Mary Butler as a single-family house, it was divided into a duplex around 1930. Longtime owners Harriet and Eugene Jackson lived in the home while renting out the upper floor from 1948 to 2015. During this time, the interior was subdivided and altered, and several rear additions were made to accommodate the ever-changing tenants. Challenges included a significant lack of maintenance that resulted in disrepair, rot, water intrusion, and even fire damage. The front entry porch was replaced with a brick addition, obscuring the entrance and removing important features.

In 2022, Brent Watts and partners Patrick Johnston and Beau Hinton of Cabretta Capitol purchased the property with the intention of sensitively rehabilitating it to create rental housing using best preservation practices and preservation tax incentives. The team included architect Josh Ward and preservation consultant Sarah Ward with Ward Architecture + Preservation, Basin Company as general contractors and Patrick Johnston with Chatham Developers as Project Manager. The project was completed at the end of 2023 and attained federal and state preservation tax incentives along with 10-year property tax freeze.

The McNeil Cottage after the storm. Grateful for this new raised foundation. It took on some water in the garage but is otherwise in great shape considering how vulnerable these coastal resources are.
