Building for real life means prioritizing finishes that stand up to everyday living and look better with time.

At 17th St, traditional craftsmanship meets modern durability: natural stone surfaces, plaster walls, white oak throughout, and unlacquered brass that ages naturally.

Every detail executed for the long haul and everyday ease.

The most considered rooms don’t pick a side. Our projects show how old and new can (and should) live beautifully together.

Welcome to October, and welcome to 17th Street.

We built this one for a family of five, three teenagers and two very animated dogs included, who wanted English heritage layered with modern California ease. Hand-troweled plaster, reclaimed beams, white oak, unlacquered brass, and natural stone: materials that only get better with age, muddy paws and all.

We can't wait to show you more.

Located in Manhattan Beach, CA, this home designed by @auslandinteriors blends British charm with modern minimalism. Our Lawrence Pendant hangs beautifully in the powder room.

Behind every decision in Anna and Ray Romano’s Desert Retreat was one simple goal: create a home no one would want to leave.

Some of my favorite past projects have one thing in common: they aren’t afraid of bold design decisions.

Some homes ask to be admired.

Others are designed to be lived in, quietly and completely.

This is where that distinction becomes clear.

The bedroom is not treated as a single moment. It is part of a larger system, where proportion, light, and material continuity are resolved long before the space is experienced. The softness of the palette, the weight of the furnishings, the placement of each layer, all work together to support rest without effort.

Nothing is competing for attention. Nothing needs to be adjusted.

Even the transition into the bath carries that same level of intention. Sightlines remain calm. Materials shift with restraint. The experience holds from one space to the next without interruption.

This is what happens when a home is designed as a complete environment rather than a series of rooms.

It does not rely on standout moments.

It creates consistency, comfort, and clarity that endure.

Clients who design at this level are not selecting pieces.

They are building homes that function with precision, every day.

Not every space in a home is meant to perform at the same volume.

Some are designed for gathering.
Others are designed for focus, transition, or pause.

This is where that distinction is resolved.

At first glance, the space feels simple. A restrained palette, soft light, and minimal contrast. But what makes it work is not the restraint itself. It is how intentionally that restraint is applied.

The proportions are controlled.
The light is filtered, not direct.
The materials are quiet, but layered enough to hold interest over time.

Even the placement of furnishings supports a different pace. A place to sit without distraction. A surface that invites use without clutter. A connection to the exterior that feels present, but not overwhelming.

Without this level of consideration, these spaces often become undefined. Too small to gather, too exposed to focus, too transitional to settle into.

When they are resolved correctly, they become some of the most used spaces in the home.

Not because they are seen.
But because they support how life actually moves throughout the day.

Clients who design at this level are not filling rooms.
They are shaping how each space functions within the whole.

Schedule an Estate Clarity Call to understand how every space is resolved with this level of intention before construction begins.
