Watch untill the end to see how much I made on my latest luxury flip

This one started with a rough house, and a vision. We opened walls, added some living space, moved fast, and treated every detail like it’s someone’s forever home, because it is. Desert-modern finishes, Indoor-outdoor living that actually lives the way Palm Springs is meant to.

No luck here. It’s the lenders funding the deal, the architect designing the plans, the builder pulling the permits, the designer picking luxury finishes, the right subs carrying out the work, the realtor marketing it correctly and together finishing what we start.

To the buyer: enjoy the desert sunsets.
To the team: hell of a job.

On to the next one. Who’s ready?

Gift of equity has a catch nobody tells you about. 👀

The sale price stays at market value, the buyer only qualifies for the reduced loan amount, but property taxes are based on the full price, not the discounted one. 🏠

Renting doesn’t always mean starting from zero. 🏠

A lease option changes the math, you agree on tomorrow’s price today, and a slice of the rent you’re already paying starts counting toward it.

The $5,000 you’re paying anyway could be quietly building the down payment you thought you needed years to save for.

Did you know rent could work this way? Tell me below. 👇

Stop asking your parents how much equity they have. Ask what percentage. 💯

That one shift changes whether a gift of equity can actually get you into a home with zero down. 🏠

DM me EQUITY and I’ll walk you through how to have that conversation with your family. 📩
