Prices in Richmond cooled a little this summer like they always do.

Fun to look at the stats here. Reminds you that there ARE more affordable homes in the Fan and Near West End than you might think.

The heart of Ginter Park where I was searching had only one closing in July so that number looks wild compared to some other areas so don’t let it fool you.

It’s still a tale of 2 cities out here. Some homes are getting multiple offers with serious escalations while many homes are receiving price reductions.

Shoot me or one of our great agents a DM for hyper local information on your neighborhood!

Rich in architectural character, the home showcases impressive original details including refined brickwork, restored fireplace mantels, tall ceilings and refinished wood floors. Unit 1 includes the top two floors of the building and features a gracious front hallway, generously sized living spaces/first floor bedroom and a modern kitchen with oak cabinetry, stainless steel countertops, an industrial sink and loads of natural light. The second floor offers two large bedrooms with original mantels, built-in closets and ceiling fans. Andy Smith, has sold 5 homes already this year! And I wanted to just give him a big public shout out because he is just not the type to ever brag. I think most realtors hate the part about the job that requires them to brag about their accomplishments.

But Andy in particular is a low key guy that I always say reminds me of my Dad because while he is out moving mountains professionally and in his personal life he never boasts about anything. He just always keeps the focus on those around him.

But often, people reach out to me and say things like:
“Thank God for Andy! He was such a huge help to us and we couldn’t have done this or that without him!” People tell me these things about him all the time! Both clients and other agents!

Some people are just built different. They don’t need the spot light but they are out here moving mountains! If you know Andy, give him some love. He deserves it!
