The segment that's outperforming may surprise you... As we move into fall, Calgary's real estate market is once again telling two very different stories depending on where you look. August's CREB data showed city-wide sales pull back 16% year-over-year to 1,660 units, with new listings down nearly 10% - a market clearly settling into a more measured seasonal rhythm. But look at the top of the market and the picture shifts entirely: sales of homes priced above $1 million posted gains over last year, led by detached and semi-detached properties, as improved inventory at the higher end gives buyers more to choose from. Buyers are stepping in at the top end even as the broader market cools. That's been the story of Calgary's luxury segment through much of 2026: while apartment sits in oversupply territory, detached and semi-detached homes remain comparatively tight, and $1M+ buyers are taking full advantage. We're seeing it firsthand in the inner city and west Calgary where a well-positioned luxury listing still moves quickly, even as activity slows elsewhere in the city. Whether you're considering a move at the luxury end or simply want to know what today's numbers mean for your own property, we're always glad to talk it through. The part of buying a luxury home here in Calgary that more people should discuss. It's rarely the price tag that surprises our buyers, but more often everything that comes after the offer is accepted. Property tax at this level is a real monthly number instead of a mere afterthought. (Albeit you will find it more favourable of a number than in areas like Vancouver or Toronto.) Condo boards in luxury buildings can be more particular about renovations. Insurance on a character home in Elbow Park or Mount Royal is a different conversation than insurance on a new build in Aspen Woods. None of this should deter you from purchasing at this level. It just means you want a team who will advise you on all of it, upfront. The buyers we work with aren’t the ones scrolling through listing websites at 11pm. They are having conversations with people who know what is available before it is listed, who understand the difference between a home that is priced correctly and one that is not, and who can tell them what the street feels like on a Tuesday morning, not just what the kitchen looks like in listing photos. If that is the kind of buyer experience you are looking for, you already know how to reach us. Every home has a story. Our first step is listening to yours. At @chamospainting, every client matters. From our first visit, we want to understand more than your colour choices, we want to know how you want to feel in your home. Whether you’re imagining a feature wall, a complete refresh, or a project completed in phases, our service is built around you. When you come to us through a recommendation, we’re also carrying the trust of the person who sent you our way. Honouring that confidence means as much to us as the finished result. And when that home belongs to an interior designer, every colour and detail carries a personal vision. Our role is to bring it to life with the care and precision it deserves. This project brought all of that together. We approached it with confidence, listened closely, and stayed attentive to the smallest details, because a beautiful finish should come with an equally thoughtful experience.
