Beautiful house. But where do the real inspection risks usually sit?

When I review Los Angeles architectural homes, I slow down and look at glazing, roofing, drainage, original systems, and any custom element that will be hard to match later. That is where inspection notes become negotiation leverage.

Years around design driven homes have taught me that the expensive surprises usually sit in the transitions, not the showpieces.

If you're weighing a special property, I'm happy to help you think it through.

Thinking about buying in California with crypto?

Before you tour homes, get the paper trail clean and ask how liquidation, seasoning, and reserve rules work. A lender may be open to crypto, but the file still needs to read clearly on paper.

I work with buyers on these less conventional financing paths, and the early prep usually makes the conversation much smoother.

If you're exploring this route, I'm happy to talk it through.

Tucked into Mandeville Canyon, this is the kind of house that makes the landscape part of the design.

Originally completed in 1951, this post-and-beam residence pairs expansive glass, a sculptural eucalyptus courtyard, and quietly layered interiors. It was honored with the 2022 AIA LA Historic Preservation award.
