Shoutout to @daycurrie19 for starting this conversation and making me think a little differently about networking!

Because let me tell you, I HATE networking. 😂

There’s a reason I’ve always preferred the behind-the-scenes roles, especially at conferences and events. Give me a camera, a production setup, or something to work on, and I’m perfectly happy staying busy behind the scenes.

But something I’m learning is that even in those roles, networking is just as important.

You never know what conversation you have today might open a door tomorrow.

And I think that applies to so much more than business.

It could be a new friendship, an opportunity you never saw coming, someone who challenges you to grow, or simply a conversation that changes your perspective on something.

I’ve spent a lot of time being comfortable in the background, and while there’s absolutely nothing wrong with that, I’m realizing there’s also value in stepping out from behind the camera every once in a while.

Especially in this season of life where I’m building something of my own and figuring out what comes next.

Not every conversation has to turn into an opportunity. Sometimes getting to know someone is enough.

But you never know what doors might open if you’re willing to introduce yourself, ask a question, or have a conversation you normally would’ve avoided.

Will I suddenly start loving networking events? Probably not. 😂

But I’m learning that being uncomfortable for a few minutes might lead to something pretty incredible down the road.

And sometimes you have to be willing to step out from behind the camera to see what else is out there.

A good deal doesn’t automatically make a good partnership.

Before two people start talking numbers, it helps to get clear on something even more basic: what does each person expect from the relationship?

What’s the goal?
Who’s responsible for what?
Who is contributing the capital, opportunity, experience, or execution?
How will decisions get made?
And what does the exit look like for everyone involved?

The strongest partnerships usually aren’t built on assumptions. They’re built on clear conversations before the pressure starts.

And when money, ownership, or legal responsibilities are involved, put the appropriate agreements in place with qualified professionals.

What’s one conversation you think partners should have before doing a deal together?

A little overdue, but we didn't want September to move on without saying thank you. 🤝

Thank you to everyone who joined us for our September Investors Mastermind.

And a special thank you to Steven Naab and Brad Burns for sharing their experience with the room and giving our community an inside look at the decisions that go into new construction—from evaluating the opportunity to actually getting a project built.

One of our favorite parts of every Mastermind is also hearing what people in the room are actually working on. This month’s GRID Wins included:

👏 Rasheed getting land under contract and bringing in a JV partner to provide the capital for the purchase.
👏 Paola sourcing an owner-finance opportunity through cold calling.
👏 William sharing a major milestone—$800 million in revenue.
👏 Cory picking up two flip projects that he plans to bring to market in the coming months.

Different strategies, different stages, and plenty of progress happening inside this community.

Thank you to everyone who continues to show up, share what you're working on, make connections, and celebrate each other's wins.

And we hope to see you again next week for back-to-back GRID events:

☕ Friday, September 18 — Coffee, Donuts & Deals
🏠 Saturday, September 19 — Intro to Real Estate Investing 101

Real people. Real deals. Real community.

The right room can change everything.

Our August Investors Mastermind was another great night of learning, connecting, and talking real-world real estate with the GRID Knoxville community.

A huge thank you to Erin Thomas of GRID Cleveland for joining us and sharing her experience in commercial and multifamily real estate—from underwriting and due diligence to some of the lessons investors need to know before making the jump into commercial.

And thank you to everyone who came out, asked questions, shared what you’re working on, and connected with someone new.

Because GRID has never been about coming into a room to hear from “gurus.”

It’s about real people doing real deals in real time—learning from each other, building relationships, and creating opportunities together.

🤝 Learn together.
🏠 Grow together.
📈 Do deals together.

And as always, thank you to our sponsors and partners who continue to support this community.

Everyone says, “Buy real estate.”

Almost nobody tells you how to survive after you buy it.

A rental is an investment. A business is a cash machine.

If you don’t have cash coming in, every repair, vacancy, and unexpected expense feels like a crisis.

For a lot of people, the fastest path to owning more real estate isn’t buying another property—it’s building a business that funds the properties.

Don’t rush to collect rentals. Build the engine that can afford them first.

What’s your cash machine?
