Two years ago I was looking for a reason not to close on our first hotel.

An 8 room motel with a managers quarters in Grayling, Michigan.

Market occupancy was questionable.
No comps.
Brutal winters.

On paper the numbers were whispering pass.

@jppthebroker and I had @kenny_bedwell on the Michigan Short Term Rentals podcast (Episode 91).

I’m pretty sure I was asking him to talk me out of it.

He didn’t.

“The data that we have is only from people doing things in the past.”

It can’t show you what hasn’t been built yet.

Mic drop.

No 8+ bedroom lodging in the market wasn’t a warning. It was the gap.

We closed.

Projected by year two. $187,500.
Projected by year ten. $238,000.
Yesterday we crossed $256,000.

61% occupancy so far in 2026.

Above 50% in January and February.

Most deals should be rejected.

Just make sure it’s the deal you’re rejecting, and not your nerves.

Thanks, Kenny.

@diamo.ai sent me to @hideawayinns in Lenox, Massachusetts, for the perfect early-fall getaway! They are helping small boutique hotels dream big by combining automated room pricing, digital marketing, and expert revenue support into one intuitive, easy-to-use platform.

Last week, I enjoyed my first (early) fall road trip to the Berkshires in Western Massachusetts, thanks to @diamo.ai ! This rejuvenating getaway was the perfect excuse to explore the Berkshires and stay at the most charming boutique hotel, @hideawayinns , in downtown Lenox.

Diamo helps small boutique hotels like Hideaway Inns sell more rooms and grow revenue in a smooth process. They combine smart pricing, marketing, bookings, and expert revenue support all in one easy-to-use platform.

This was my second time staying at a Hideaway Inns property in New England, and I love how they offer an experience-first, direct-to-door access. The Lenox property is a peaceful retreat and design-forward hotel that offers cozy rooms, numerous lounge areas (including a wraparound porch), a game room, outdoor yard games, local snacks and coffee, and a fire pit.

Since Hideaway Inns is steps from the heart of downtown Lenox, you must enjoy the local shops, pick up a new read and sip a glass of wine @thebookstorelenox , savor tapas from @bravabarlenox , and treat yourself to an ice cream at @berkshirecone . Located nearby is @themountlenox , where you can learn all about author Edith Wharton and tour her opulent former estate. Don’t forget to enjoy a local Berkshires hike, such as the Ice Glen Trail!

This is your sign to book your fall weekend getaway!

2 weeks until Boutique Hotel Con 2026.

If you want to spend 3 days inside a real boutique hotel with the operators actually scaling them - this is the window.

Lodging is included, so seats are physically capped. We’re close.

Comment “BHC” before the room closes.

In 2023 I took the biggest swing of my career - buying a 130-unit hotel in the Smokies. I nearly lost it all in my first slow season.

Two years later: our worst month went from bleeding cash to breaking even, and we’re up $400K in revenue the first 6 months of this year alone (54% more than last year).

The single biggest change? How we price the hotel. STR pricing tools weren’t built for boutique hotels. @diamo.ai is. Real hotel comp data, real-time AI, real results.

Want to hear it straight from the source? IV Beaton , co-founder of DIAMO, is speaking at @boutiquehotelcon this year.

Comment “BHC” and I’ll send you the details. 🏨👇
