We've been holding onto these photos for a bit! ✨🎥

The Film Lauderdale team and Broward County Administrator Monica Cepero visited the set of RJ Decker Season 2 early last month for an exclusive behind-the-scenes look at the pilot episode's crossover scene with Dancing With The Stars in Lauderdale-by-the-Sea! Celebrated author Carl Hiaasen was also on set, enjoying the opportunity to see his novel 'Double Whammy' brought to life on screen. 🎬

This season puts Broward’s coast in the spotlight, with scenes filmed in Hollywood Beach, the strip on Fort Lauderdale Beach, Las Olas Oceanside Park, and Las Olas Boulevard. Pompano Beach is set to appear in a future episode, adding another local destination to the season’s visual footprint. 🌴

Catch Season 2 Tuesday nights on ABC and streaming on Hulu!

🏡 AI DATA CENTERS ARE EXPANDING ACROSS AMERICA — WHAT DOES THAT MEAN FOR SOUTH FLORIDA?

Artificial intelligence is driving a wave of data center development nationwide, raising important questions about land use, electricity demand, water consumption, noise, traffic, and surrounding property values.

📍 HERE’S WHAT HOMEOWNERS SHOULD KNOW ABOUT SOUTH FLORIDA:

🌴 BROWARD COUNTY

No AI data centers are currently proposed for development in Broward County, according to the current local picture. Land-use and land-availability restrictions are an important part of the discussion.

🌴 PALM BEACH COUNTY

Project Tango, a proposed large-scale data center project near Loxahatchee, has faced significant community opposition. Palm Beach County commissioners rejected an amended zoning application in July 2026, although previously approved development plans may still allow some construction to proceed.

🌴 MIAMI-DADE COUNTY

Data center development is moving forward in some communities, including:
📍 Westview — an AI-ready data center under construction.
📍 Tamiami — an AI-ready data center project in development.
📍 Unincorporated Miami-Dade — additional proposed development deserves attention as plans move through the approval process.

WHY DOES THIS MATTER TO REAL ESTATE?

✔️ Proximity to large-scale development matters.
✔️ Infrastructure, electricity, and water demand deserve consideration.
✔️ Noise, traffic, and future expansion may affect nearby communities.
✔️ Local zoning decisions can shape the future of a neighborhood.

The bottom line: Every community is different. National development trends don’t automatically translate into local impacts, and understanding what is proposed near a property is an important part of making informed real estate decisions.

At Bella Costa Properties, we believe real estate knowledge goes beyond the four walls of a home. It means understanding the community, the surrounding development, and what may lie ahead.

Sundays aren’t so scary by the sea 🌊

Lauderdale-by-the-Sea is the kind of place that makes family trips feel easy, without a whole itinerary.

Such a cute beach town to spend the day walking around, brunching, eating ice cream and letting the kids play. 💛

Add this beach town to your next South Florida vacation, and send this to your travel crew. ✈️

Grand opening night at Skinny Louie: a ribbon cutting, free smashed burgers, and half the neighborhood out on the sidewalk. It’s like a block party. Beach in the afternoon, burgers at sunset. That’s life in Lauderdale by the Sea.

If you want to call it home, there’s no place I’d rather be. Thinking about making LBTS yours? DM me “BEACHHOUSE” and let’s talk. 🏡

To be honest, I love all the happy hours in Lauderdale-By-The-Sea!

Even Keel @evenkeelfish is one of my go-tos when I’m craving a frozen drink and delicious seafood.

101 Ocean @101.ocean has amazing food and drink specials. My favorite is the spinach and crab dip!

TacoCraft… @tacocrafttaqueria I mean, margaritas and chips and salsa. How can you go wrong? 😂

Save this and share with your happy hour bestie for your next happy hour in LBTS!

New location alert! I was in the area and I just had to stop by! The location was spotless and the service from Rhea was spectacular! Here's what I had:

Choco Brownie Shake
Fries with Louie Sauce
Smash Burger made with an @impossible patty

Everything was hot and fresh! I was definitely pleased with the plant based smash burger! I'll for sure be back soon.

Had the privilege of attending the Annual Mayors Breakfast this morning at the new Pier 66 with Mayors throughout Broward County. Very interesting discussions regarding Amendment 3 as well as upcoming major developments in certain cities.

Lots of info to share especially regarding an upcoming project in Coconut Creek along with the continued re development of Downtown Pompano. There is definitely an affordable housing crisis in our county so it was very encouraging to hear of some of the projects planned
