A contractor charged my client $100,000 over his quote. When he asked how, the answer was one word: “estimate.”

Read that again. That word is the most expensive incorrectly used term in construction, and almost nobody catches it. An estimate is a guess — a number with no promise behind it. So when the “surprises” show up mid-project, you’re not owed a thing. You asked for a guess. He gave you one.

And it’s not just renovations. In a reno, there are real unknowns behind the walls that have to be accounted for. In new construction, most plans literally say “subject to field verification by a licensed contractor” on the cover — the architect shifting the liability onto whoever builds it. Either way, that risk lands on you unless someone catches it first.

If you’re about to hand someone six figures to touch your property, swipe through this before you sign anything.

Save this for when the bids come in. Part 2 breaks down the broken system behind the bid 👇

Before → After.

Watch the first four slides carefully.

That’s the original bathroom.

Then the video hits.

That’s what happens when you don’t just “update” a space — you redesign it with intention.

This project was not cosmetic.

We:

• Opened a wall that had a duct running through it and pushed it back to gain real square footage
• Reengineered the layout so the room flows instead of feeling cramped
• Converted the outdated built-in tub into a freestanding soaking tub
• Expanded the shower so two adults can comfortably use it at the same time
• Installed frameless glass to open up sightlines
• Upgraded to larger format tile for scale and sophistication
• Installed a new double vanity with quartz countertops
• Added proper face-level sconces and upgraded recessed lighting for true brightness
• Selected warm brass fixtures to create a cohesive, high-end finish

This is what thoughtful design and disciplined execution look like.

Not quick swaps.
Not surface-level upgrades.
Real structural decisions.
Real layout changes.
Real value added.

If you are a serious homeowner thinking about remodeling this year, the difference is not in the tile.

It’s in the planning.
It’s in the execution.
It’s in the details behind the walls.

DM “BATHROOM” to @sterlingparkproperties to schedule a walkthrough.

We design it right.
We build it once.
We stand behind it.
