🏡 THEY CALLED ABOUT A NEW ROOF. WE FOUND $1,221 A MONTH IN FINANCIAL BREATHING ROOM.

And they didn’t have to give up their 2.25% mortgage to do it.

JUST FUNDED — $95,000 HOME EQUITY LOAN!

A retired military veteran and his family needed approximately $35,000 for a new roof.

But before adding another monthly payment, we looked at their entire financial picture.

Here’s what we uncovered:

💳 Nearly $60,000 in credit card debt.

💸 $2,061/month in MINIMUM payments across five credit cards.

🏠 Substantial equity in their home — and an existing 2.25% VA mortgage they wanted to keep.

So instead of simply financing a roof, we put their home equity to work.

✅ Paid off nearly $60,000 in credit card balances.

✅ Provided approximately $35,000 for the new roof.

✅ Kept their existing 2.25% VA mortgage.

✅ Replaced $2,061 in credit card minimums with an $840 fixed home equity loan payment.

✅Improved Credit Score 📈

THE DIFFERENCE? $1,221 EVERY MONTH.

Same home. Same first mortgage. A completely different monthly financial picture.

Now here’s the question...

How many homeowners are sitting on tens or hundreds of thousands of dollars in equity, struggling to make monthly payments, because they believe touching their equity means giving up their low mortgage rate?

It doesn’t have to.

And sometimes the solution isn’t earning more money. It’s making better use of the money and assets you already have.

🏡 MAKE YOUR HOME WORK FOR YOU — NOT THE OTHER WAY AROUND.

📩 Have equity but feeling squeezed by debt or major expenses? Message me “EQUITY.” Let’s review your numbers and explore what might make sense.

No pressure. No scripts. Just clarity.

Guaranteed… this one stung a little. 😅

If the shoe fits, wear it, Cinderella!

Here's the thing, I'm not saying it to be mean. I'm saying it because nobody else will: every month you wait for the "perfect" rate, you're paying 100% interest to your landlord. Zero of it builds you anything for you. Right now is a rising rate environment, of rates drop, you have more equity in the house and we put you in the best position for you, if that happens.

Waiting has a price tag. You're already paying it.

That's the whole point of Peggy's Pointers... you were never taught this stuff, and that's not your fault. But now you know. 💛

Be honest are you team "waiting for rates to drop" or team "let's run my numbers"? 👇

🚨👀 📉LOCK YOUR RATE 📉👀🚨

The mortgage market doesn’t wait for the headlines. Neither should you.

While everyone is focused on what interest rates might do next week, something important is happening RIGHT NOW.

📉 The 10-year Treasury yield has taken a significant dip over the last two days, reaching its lowest levels in roughly three weeks.

The 10-year Treasury is one of the key benchmarks influencing mortgage rates and pricing. When bond yields fall, it can create opportunities for better mortgage pricing — sometimes before the general public even realizes the market has moved.

And here’s what most buyers and even some real estate professionals don’t realize...

Mortgage rates aren’t set once a week. They’re a DAILY market, and in volatile conditions, lender pricing can change multiple times in a single day.

An opportunity available today might not be there tomorrow.

Does this mean mortgage rates suddenly fell through the floor? NO.

But if you’re actively shopping, preapproved, submitting offers, under contract, or floating an unlocked rate, today’s market movement deserves your attention.

Timing matters. Especially when we’re financing hundreds of thousands of dollars.

Nobody knows where rates will be tomorrow, next week, or next month.

Want to speculate on the future? There are prediction markets like Kalshi for that.

But when it comes to financing the roof over your head, I’d rather make an informed decision based on an opportunity available TODAY than gamble on what MIGHT happen tomorrow.

Buyers: Know your options.

Realtors: Pay attention to the bond market, not just the headlines.

And if you’re floating your mortgage rate, have a conversation with your lender about whether it’s time to lock.

You don’t need to predict the market perfectly to make a smart financial decision.

Knowledge creates options. Strategy helps you use them.

📉 ➡️ 🔒 ➡️ 🏡

Market commentary as of October 15, 2026. Treasury yields and mortgage rates are correlated but do not move identically. Rate availability, pricing, lock terms, and eligibility vary by lender and borrower.
