After purchasing my first home last year and unexpectedly moving back to my hometown a couple months ago, I’ve been left with a few questions about what’s next… rent or flip?

The Women Invest Brunch came at the perfect time. Whether I decide to flip or rent, I walked away with new strategies, knowledge, and resources that I can use as I continue building my real estate portfolio. 🏡✨

✨ “She was knowledgeable and made the process so much easier.” 🏡

That’s always the goal.

My client trusted me through a new construction purchase that had a few unexpected turns, and even with us using an outside lender, I was still able to secure all of the builder incentives for her.

That meant she still received the extras she wanted, while having a lender on our side who could actually get the deal closed.

This is why representation matters. It’s not just about opening doors, it’s about knowing how to negotiate, pivot, and protect your client when things change.

✨And my client has some of the best seasonings on the market , go shop NOW 🧂. @e.marie.eats !

If you’re considering new construction, resale, or relocating, make sure you have someone in your corner who knows how to navigate the entire process.

This closing right here… whew. 🏡✨

My client relocated, found a beautiful new construction home right on the golf course, and everything was lined up for closing… until the builder’s lender denied her the DAY of closing.

And this is exactly why having the right team matters.

My preferred lender stepped in, moved fast, and saved the entire deal. We were able to keep her in the home she wanted and get her to the finish line.

She also walked away with:
-A beautiful home overlooking the lake
-Full appliance package
-Complimentary access to the golf club
-Builder incentives and extras

A closing that almost didn’t happen, but DID

New construction can be amazing, but sometimes the builder’s lender is tied to the incentives, and when something goes left, you need people around you who know how to pivot quickly.

Big thank you to my lender for helping me make this happen. Teamwork truly saved this one.

And to my client, congratulations on your new home and your new chapter. You trusted me through every twist, and I’m so happy we got you to the closing table.

If you’re relocating, buying new construction, resale, or just need someone who knows how to problem solve when things get complicated, I’d love to help.

From watching mortgage lenders on TikTok Live to closing on a beautiful 5-bedroom home. 🏡✨

The Hawkins family came across my page while researching lenders on TikTok, reached out, trusted the process, and now they’re officially homeowners in a great school district with a deal that truly worked for their family.

We secured:

🏡 5-bedroom home
💰 All closing costs paid
✨ Down payment covered
📉 5.75% interest rate
🍽️ Full appliance package

This is your reminder that sometimes one video, one conversation, and the right team can completely change your direction.

Congratulations to the Hawkins family on this new chapter. I’m so happy I got to be part of it. 🤍

A closing worth celebrating. 🤍🏡

Brentley and John knew they wanted to be closer to the city, but they also wanted the numbers to make sense. After finding the right home in Cobb County, everything started falling into place.

Their beautiful 4-bedroom home came with appliances, upgrades, and closing costs covered, but the best part was seeing them finally receive their keys and step into this next chapter together.

I truly enjoyed working with them. They trusted my guidance, stayed focused on what mattered most, and allowed me to negotiate a deal that gave them more than they expected.

Congratulations, Brentley and John. Welcome home. 🔑✨

Buying new construction does not mean going through the builder alone. Having your own agent can make all the difference.

I’m always accepting new clients for new construction, resale, and relocation.

Thank you for bringing this amazing deal together @alea_wood_ 🫶🏽

✨ Closing day for Brentley and John! 🏡🤍

They wanted to be closer to the city without choosing a payment that didn’t make sense. We found the perfect fit in Cobb County, and they’re now the owners of a beautiful 4-bedroom home.

And like Brentley said himself, having the right agent truly matters when purchasing new construction.

I was able to negotiate:

🏡 All appliances included
✨ Complimentary upgrades throughout the home
💰 Closing costs paid
📍 The location they wanted
🔑 A deal that worked for their budget

The onsite agent was even shocked by everything I was able to secure for them. 😂 That’s exactly why representation matters. The builder has an agent protecting their interests, and you deserve an agent negotiating for yours.

I truly loved working with Brentley and John and helping make this next chapter possible.

Thank you to my amazing lender @alea_wood_ ✅
