Day 4 of #7daysofproperty

Sorry guys we’ll be playing catch up as we’ve had some busy days and missed a few uploads😅

Our first project✨
This one has a special place in our portfolio, it is a one bed apartment next to Broad Street, which is a great location!

It may not be the best deal £ wise however the lessons we learnt with this property are priceless!

Some of the lessons we learnt were:
- order WiFi ASAP ✅
- don’t attempt to do linen/cleaning yourself, we didn’t think about a housekeeper till we had our first booking😂
- you have to spend a little to make a little 💸
- BAD guests!! This apartment had its fair share of parties and bad guests which made our guest vetting process as thorough as it is now🙌
- one beds aren’t the most profitable in our experience, hence why the rest of our properties are 2 beds🛏

Hey guys👋

We’re Alliyah&Fela, the life and soul of Zoom Properties🏠

We currently have a luxury SA portfolio🏠in Birmingham city whilst finishing uni📚 in Nottingham! I (Alliyah) am a graduate in BSc Biomedical Sciences 🧪 and Fela is in his final year of BSc Property Investment and Finance💰

We always wanted to get into property but were fortunate and driven to jump into property investing at 21 with the R2SA strategy. The end goal is to make some insane homes one day for other peoples ‘forever homes’ and be a great development company that make quality homes🏠🤩

This is a picture from our trip to Monaco earlier this year! Travel is definitely something that motivates us! So it was only right we visited Nobu at the Fairmont🐠🫕 Fun fact it’s also where the Hair Pin turn is for the Grand Prix!

❗Our newest serviced accommodation unit❗

Here's our newest serviced accommodation unit in Birmingham! We have finally finished the mini refurb of this property and here are some of our professional photos! This unit was originally a 2 bed but we turned it into a 3 bedroom(two bathroom) to accommodate our target market . We sourced this unit during the early stages of the second lockdown from the agents we rent from personally and the numbers on this unit are crazy!!

The property is listed on most online travel agencies now and we secured a 26 night booking already!! A full walk through Tour of this unit will be out tonight at 7pm on our YouTube channel!! (link in bio)

Our green X gold room🌿💫

Now having all our SA units live online (we had 2 on 3 month stays till recently) we’ve noticed some customers have seen we have a few properties, purely based on our decor.

We’ve always wanted that, someone to seen an apartment and just KNOW it’s a Zoom Property✅

However I’d like to know what the rest of you think! Do you have a scheme/pattern that is repeated throughout your portfolio or each property unique?

Bad guests🤯

In our opinion, bad guests are inevitable with AirBnBs/SA (some property coaches may disagree😅). So instead of thinking how can I avoid this and being spun when you’re faced with a bad guests. BE PREPARED! Think about how you will DEAL with a bad guest instead.

Do you have maintenance contacts? Spare items? How will you deal with the next guest going in after them?

Prevention:
- request ID (check DOB, is it nearby, may it be a birthday party)
- take a deposit
- strict house rules which guests are made aware of
- MINUT, noise detector
- NEOS/RING camera

Problem solving:
- replace damaged items
- get the relevant maintenance out ASAP
- let the future guests it will impact KNOW! A courtesy call to let them know and maybe some sort of compensation without them having to ask (complimentary late check out)
- charge bad guests the costs, AirBnB host guarantee, deduct from the deposit

And I think that’s it all🙌 after trial and error with our own experience that’s how we deal with a bad guest now.

So, we’ve been receiving a lot of deals lately from our agents and some landlords which we are not taking on personally.

Mainly as Fela is back at university and we’re both in Nottingham now so we’re not looking to expand too much this year and make the most of our last ‘student’ year💯

We get so many messages asking to recommend or find people places and have finally taken the plunge to do so✅
