A new 7/1 ARM product from Fairway offers a rate around 6.49% with good credit and modest points, compared to a 7.375% 30-year fixed. On a $750,000 house with 10% down, this saves $400 per month or $5,000 annually. The seven-year fixed period provides ample time to refinance when rates drop, or allows buyers to afford more house. Fannie Mae will increase max conforming loan amount from $832,750 to $845,000! That can lower interest rates by a quarter to half a percent for those who would otherwise exceed the limit. Fairway has raised the limit ahead of the official announcement expected in late November.

Fannie Mae just changed guideline that would eliminate the requirement for a fully executed lease agreement and proof of rent deposit to offset mortgage payments when renting out a current home. Now, only a rent survey or third-party documentation like Zillow is needed. What could be next?

Before I get carried away with Joe Walsh, let’s talk about leveraging equity. I explain the importance of a blended rate analysis, a simple mathematical formula we can perform. Many people hesitate to give up a low rate like 2.625%, but if you owe only $160,000 on your first and want to liquidate $300,000, the blended rate analysis might show that a new first loan is better than a fixed rate second. Worth a look…
