The spray foamers didn’t cause this.

In fact, the spray foam work here looks fine.

The problem happened afterward.

This house has a spray-foamed attic over the conditioned part of the house and a traditionally vented attic over the garage. There’s a dividing wall between the two, which means that wall is part of the building enclosure.

Then another trade needed access.

So they cut holes through it to run wiring and data cables.

I understand why they needed access. The problem is that once you cut through the air and thermal boundary, you have to put it back.

Otherwise that vented garage attic is now connected to the encapsulated attic you’re trying to control.

And this is why I actually prefer providing intentional access to spaces like this.

A properly installed FAKRO access door gives future electricians, HVAC techs, data installers and other trades a way to get where they need to go without somebody grabbing a saw and creating their own entrance.

The lesson isn’t “don’t let trades into your attic.”

It’s know where your building enclosure is, and make sure anyone working around it understands that it needs to remain continuous.

Save this if you have a spray-foamed attic. The work done five years after the foam can matter just as much as the foam installation itself.

Part 34 of Cody building his own house

Now that walls are up, we get to see more of the plan for the second floor, AKA the man cave, the perch, the lookout, the place where boy meets world - Cody’s space.

There is a small section that was originally not on the blueprints, but it had joists underneath it, so it made sense to go ahead and frame that out and add the additional square footage to the house.

Cody was thinking about custom building an access hatch from his man cave upstairs to the attic over the garage, but I saw that @fakrousa makes a access door with a gasket on it, and they sell it conveniently at @homedepot which is where Cody has been buying most things for this build (possible collab?? DM me @fakrousa and @homedepot 👀👀😂)

Towards the end of this video and in part 34.5, we discuss a little bit more about the monopoly framing of this house.

I learned this one the hard way.

I’m a big fan of the FAKRO Upper Hatch for attic stairs. If the existing ladder is safe and in decent shape, adding an insulated, gasketed upper hatch can be a relatively simple way to improve the air seal at one of the bigger holes between your house and attic.

But don’t just measure the rough opening.

You also need to measure how far the folded ladder extends above the attic floor.

The standard Upper Hatch box is 7 3/4” tall. The extension adds another 4”, giving you 11 3/4” of clearance.

On this one, the folded stair was roughly 9–10” above the attic floor, so the standard hatch alone wouldn’t clear it. The extension solves that.

How do I know this matters?

Because we installed one before, tried to close the stairs…and couldn’t. 😑

Ordered the extension. Came back. Lesson learned.

If your existing attic stairs are still safe and functional, this can be a nice alternative to replacing the entire ladder assembly. It’s also a pretty approachable DIY upgrade for the right homeowner.

Just measure width, length AND height before you order.

Save this one before your next attic project.

Follow me for practical ways to make your home perform better.

If your attic access is inside the conditioned living space, that opening can be a weak spot in the air barrier.

An insulated, gasketed attic stair cover like the FAKRO upper hatch can be a relatively simple way to improve the air seal without rebuilding the entire attic access.

But measure before you order.

The opening dimensions matter, but so does how far the folded stairs extend above the attic floor. Some stair assemblies fit under the standard hatch. Taller ones may need an extension. And some older designs extend outside the frame enough that this type of cover simply won’t work.

Small detail. Easy to overlook. But your attic access is still part of the building envelope.

Save this before you order an attic stair cover.

Sometimes the only practical way to access an attic is through the conditioned space of the home—a hallway, closet, or another interior room.

When that’s the case, that access door becomes part of the building envelope.

Unfortunately, many older attic hatches are little more than a piece of plywood or drywall sitting over an opening. They leak air, lose insulation value, and become one more pathway for hot, humid attic air to interact with your conditioned living space.

That’s one reason I like the Fakro insulated attic access doors. They’re gasketed, insulated, and designed to create a much better air seal than a typical attic hatch.

Is it the biggest improvement you can make? Usually not.

But home performance isn’t about one magic product. It’s about eliminating dozens of small weaknesses that add up to a home that’s more comfortable, more efficient, and easier to control.

Every leak matters.

Save this post if you’re planning a remodel or replacing your attic access. It’s a small upgrade that can make a meaningful difference when it’s part of a whole-house approach.
