🏡 Building a New Home in Southern Utah: Pros & Cons

Thinking about building instead of buying? Here are 5 pros and 5 cons to consider:

✅ 5 PROS

1. Customize everything — Choose your floor plan, finishes, colors, and features.
2. Modern & energy efficient — New homes can offer updated insulation, windows, appliances, and HVAC systems.
3. Less immediate maintenance — New construction typically means fewer repairs right away.
4. Built for your lifestyle — Create spaces like an office, oversized garage, RV parking, or outdoor living area.
5. Fresh start — No previous owners, outdated finishes, or mystery repairs.

❌ 5 CONS

1. Longer timeline — Building can take months, and delays can happen.
2. Budget surprises — Upgrades, landscaping, window coverings, appliances, and other extras can add up quickly.
3. Construction stress — Decisions, inspections, selections, and communication can feel overwhelming.
4. Location trade-offs — Some new developments may be farther from established shopping, schools, and amenities.
5. You have to be patient — It can take time to see your vision become reality!

📍 Southern Utah is growing fast, and building a home here can be an exciting opportunity—but it’s important to understand both sides before taking the leap #saintgeorge #salisburyhomes #newhomes #utah

I’m back with another update of what’s happening here in Southern Utah! This time I’m back in St. George, right around 700 S. and River Rd.. 👀🔥

Intermountain Health St. George Regional Hospital continues to grow along with a few other projects along 700 South. Love to see the new additions!

Check out this video and if you want to know EVERYTHING happening in Southern Utah, check out our mobile app and make sure to subscribe. I promise it’ll be worth it. Link in my bio.

As the preferred lender for Salisbury Homes, the Hickman Lending Team has access to buyer incentives that could help make your new home even more attainable.

Depending on the home and financing, those incentives may be available to put toward things like closing costs, a rate buydown, or other eligible expenses... helping you get more out of your home-buying budget.

The key is knowing what’s available and how to use it strategically for your situation.

Thinking about building or buying a Salisbury home? Reach out to the Hickman Lending Team before you get started. We’ll walk you through the current incentives, your financing options, and the numbers so you can see exactly what makes the most sense for you.
