We are celebrating 2 years of Arcvelop and reviewing the year of 2021 🍾

A big thank you for all the continued support from our investors, clients, Arcvelop team, masterminders, suppliers, consultants, builders, mentors, friends and family.

In 2021, we have worked on over 30 developments across the UK, a mixture of new builds, private residences, commercial conversions, freehold blocks, HMOs. This has accumulated to over 35 planning applications.

We calculated the approximate GDV of our developments/projects, and it’s around £35.7m for the year 👏

We’ve also raised over £800k investor funds towards our own developments.

Thanks again to everyone involved. Onto the next 12.

Over the last 12 months we (at @amlivinguk ) have seen a dramatic increase in rent rates. All of the photos above are from 6 bed HMOs in Norwich and all getting £650pcm inc. all bills.

I’m also confident that we could get more. We price everything to be let to the first tenant we’ve selected for the room, and of course with absolutely no void between tenancies.

£675pcm would be pointless with a one week void or £700pcm with a 2 week void.

Being able to be selective about choosing new housemates is extremely important from a management perspective. Something a non HMO specialist agency wouldn’t understand. And it goes without saying that’s important for@the existing housemates.

My face when the council take thousands of pounds out of our bank account with:

❗️No written warning advising us of the changes from full property banding to individual units.

❗️No notice period enabling us to advise tenants of the extra £120 pcm they are now each liable for.

❗️No consent to use our direct debit details to take literally thousands of pounds out of our bank with no warning or permission!

❓Why has this happened you may ask?

Well the council have decided to band each of our HMO units individually charging them the same as a 2 bed apartment.

That’s turned 3 of our annual council tax bills into 20 x £1,300.😱

Now while I’m perfectly aware these changes were likely to come into play (I added a clause in our tenancy agreements advising tenants that they will become responsible if it happens) what I strongly disagree with is how it’s been actioned.

They have even backdated it effectively replacing the council tax bill & payment agreement we have in place - with no warning or consent.

I would have worked with the council to implement the change over a reasonable notice period - however I will not be standing for this & will be taking further action.

Has anybody else been in this situation? It will happen to all of us HMO landlords at some point but I do not agree with the way it’s been done & surely it’s not legal? 🤬😡

Which part of HMO investing do you enjoy doing the most?

Do you enjoy planning the lay out?

Do you love the numbers? 💰

Do you love interior design and staging?

Do you just love the process of turning something old and crappy into something amazing?

Maybe you love managing tenants? 👀 #madbants

For me, I enjoy connecting with people who have the same passion for HMOs and business as I do, and that’s why hanging out with these guys 👆is one of the best bits for me! 👊

But I do also love transforming something old and tired into something epic, and I like overcoming the challenges that always crop up!

Which part of your HMOs do you pay the most attention to when it comes to design, and why?

Does it add more value?
Does it attract more tenants?
Is that where the wow factor is?
Do you get the best return on your spend?

...Or is it something different altogether?

For me, it has to be the living room, and it’s a combination of getting the best bang for our buck but I also find it the easiest space to differentiate and create that incredible first impression 🤩.

So, what about you?

P.s in our own home, my favourite space is the kitchen!
