Can your old house become a Passive House? It absolutely can, and it’s something we need to talk about a lot more. The Retrofit Rifle EnerPHit in Williamstown is the proof. It wasn’t a beautiful old heritage home to begin with, it was an existing volume built spec home, and we turned it into the first volume built home in Australia to reach the EnerPHit standard, which is the Passive House standard for retrofits. That means you don’t have to knock down and start again to live in a Passive House. You can keep the house you have and the character of the street around it, and still end up with a home that is warm in winter, cool in summer and has its performance tested and verified rather than just promised. Knocking down is often the easy answer, but a deep retrofit is very often the smarter one, both for your budget and for the planet, because you’re keeping everything that’s already there that doesn’t need to go to landfill. If you want to understand how we did it in more detail, including all the nerdy stuff behind the walls, check out the full project on our website via the link in bio.

Glass-fronted cabinetry is a great way to introduce additional storage without it feeling heavy or overbearing in a space. Particularly as these cabinets are positioned around the perimeter of the kitchen, it was important that they feel intentional and considered, almost like furniture pieces rather than built in cabinetry. The glazing breaks up the solid form of the cabinets, showing glimpses of the pieces within while allowing light to travel through the space. The warmth of the timber frames and the collected pieces on display add another layer of texture and character to the home. Showcasing both client treasures and everyday essentials, the cabinetry strikes a balance between functional storage and a more considered display 🤎 - Interior Design: @hehedesign Builder: @sanctumhomes Photography: @marniehawson Styling: @hannahnowlan #countrystylekitchen #countryhome #glasscabinet #timberjoinery #interiordesignmelbourne

This fireplace was repurposed from the old home, to create a stunning focal point and natural gathering place at the heart of the new home. We wanted to create the illusion that the exterior stonework wrapped around and continued inside. The stone extends behind the fireplace, serving a practical part of the overall fireplace design, while also providing a beautiful textural moment within the interior. This continuity of materials allows the interior to feel like a natural extension of the exterior palette 🤎 - Builder: @sanctumhomes Interior Design: @hehedesign Landscaping: @tlc_pools Photography: @marniehawson Styling: @hannahnowlan #australianfarmhouse #countrystyleinteriors #countrystylehome #interiordesignmelbourne #fireplacedesign

Not every home we work on needs to be a certified Passive House, and sometimes the smartest move is finding the sweet spot. Our Young high efficiency upgrade is a good example of that. The goal here wasn’t certification, it was getting the biggest gains in comfort and running costs for the budget, without pulling the whole house apart to get there. We double glazed every window, insulated the external walls and battened them out, and went back through the ceiling and underfloor to fix the insulation that was missing, slumped or never installed properly in the first place. Then we went looking for the draughts, sealing up the gaps and leaks that let warm air pour out all winter, because insulation only does half the job if the air is still leaking straight past it. The finished fit out is beautiful, but most of the work that makes this house perform is the stuff you’ll never see behind the walls, floors and ceiling. The difference you feel walking inside is huge, because the house holds its temperature, the draughts are gone and the heater doesn’t have to fight to keep up.

Kangaroo Ground feels like its own world; a quiet retreat tucked amongst rolling hills and removed from the chaos of city life. The original home on this property had its own distinct charm, but it was in need of some serious love. Extensive termite damage throughout ultimately provided an opportunity to rethink the home from the ground up. Alongside Sanctum Homes, we set about creating a new home that could not only sit comfortably within its setting, but perform exceptionally within it too. Sanctum Homes brought their extensive experience in high-performance building to the project, creating a highly insulated and carefully sealed home designed in response to the realities of the Victorian climate. Thoughtful orientation, glazing, shading and ventilation all work together to create a more stable and comfortable internal environment throughout the year. Our focus was on creating functional spaces to support the day-to-day life of a busy family, incorporating warmth, character and a sense of place within this high-performance building envelope. It is in stark contrast to the leaky old home that once stood here. An airtightness result of just 1 ACH on blower door testing demonstrates the level of care that went into the build, helping to create a home that is more comfortable, energy efficient and resilient to the changing climate conditions. Aesthetically, the home takes its cues from the simplicity of the Australian farmhouse, with natural materials, lots of texture and a restrained palette allowing us to create a warm and inviting family home that feels like it has always belonged here. A home that feels distinctly of its place, while quietly delivering a much higher level of comfort, performance and durability for our clients who are so lucky to call this home. This is another wonderful collaboration with Sanctum Homes, with whom we make building better, beautiful. #australianinteriors #highperformancehomes #interiordesignmelbourne #australianfarmhouse #countrystylehome

If I’m being honest, a lot of my sustainable practices stem from me being a tight arse. Recycling onsite with @recycleall.au is actually cheaper than filling a skip - once your systems are down. Getting rid of dirt is also expensive! So why not turn it back into beautiful soil we can use in landscaping? I get you need space - we are fortunate to have it. I didn’t love cutting the cypress down but: 🌱 they aren’t native 🌱they were at the end of their life 🌱 and we can re-use it to help regenerate the soil and for our fence! We build beautiful, high performing, energy efficient homes that are healthy to live and healthy for the planet. 🌱Certified Passive House Tradesperson 🌱 Founding Director @sustainablebuildersalliance

Things we do that most other builders don’t: solve problems BEFORE we get to site. When you’re a custom home builder, as much as you try and standardise details, there’s always going to be new problems to solve! On one of our latest projects we were faced with a number of different constraints; some similar to other projects - performance and budget - but this one threw another at us: access in the form of zero threshold entrances to all doors. The solution? Over-slab insulation, hob for walls to sit on and a performance solution for the water proofing detail at the door threshold. These are not ‘solve on site solutions’ but the result of a lengthy pre-construction process that dots all the ‘i’ and crosses all the ‘t’ We build beautiful, high performing, energy efficient homes that are healthy to live and healthy for the planet. 🌱Certified Passive House Tradesperson 🌱 Founding Director @sustainablebuildersalliance

A walk through the Preston master bedroom in all its glory. ✨ When I get the call to shoot a space that has been designed by @hehedesign and joinery constructed by @northern.buildingco I go weak at the knees! 😊 What a pleasure it was to photograph this beautifully resolved interior...more to come later. 📷

Things we do that most other builders don’t. Episode 1: We give a $hit We give a $hit about being organised. All our sites have an organised 10ft container. We give a $hit about recycling, which is why on all our sites we use @recycleall.au bins for waste management. We give a $hit about keeping our sites accessible which is why spread an apron of gravel around the entire building. We give a $hit about safety. Period. Does your builder give a $hit? We build beautiful, high performing, energy efficient homes that are healthy to live and healthy for the planet. 🌱Certified Passive House Tradesperson 🌱 Founding Director @sustainablebuildersalliance
