Here’s a cool mortgage tip that I find many consumers don’t know 🧐

… if you’re wanting to buy a second home to move into, you can turn your existing home into a rental. This means you only need 5% down for your new home 🏡

Just like that, you’re on your way to building your rental portfolio and future assets for revenue income when you’re retired, or simply sell and cash-in 💵

🛑 STRESS TEST 🛑

Many of you know that when you qualify for a mortgage, you have a minimum qualifying rate based on either the benchmark rate of 5.25% or the rate offered by your lender plus 2% – whichever is higher.

So say you’re wanting a fixed rate. Considering fixed rates are on the higher end right now (4.59%), you’re actually having to qualify at 6.59%.

In a scenario like this, it actually decreases your buying power because you’ll qualify for less.

Right now, variable rate mortgage holders can qualify at 5.25%, which gives them more buying power in todays rate environment.

PRE 🛑 AP 🛑 PROVE

With a dramatic handclap at every syllable, with my stern mom voice emerging 📢

There are many reasons why a pre-approval is crucial before you start house hunting…
• affordability - how much can you qualify for and what’s a monthly budget you’re comfortable with
• down payment - are your savings sufficient and easy to comprehend (if there’s 10 different bank accounts and millions of transactions, this gets tricky)
• closing costs - on top of your down payment, you need to be prepared to have additional money set aside for things like lawyer fees, inspections, appraisals and insurance.
• bruised credit - if there’s hiccups, we will need time to address these and improve your credit worthiness (2 active tradelines for 2 years is vital. This can be a cell phone and credit card. Don’t miss any payments!)
• creating a plan - this is essentially assessing your end goal. Do you want to keep your mortgage payments low and have extra cash, or do you want to be aggressive and pay your mortgage off faster.

As always, I’m here for you and want to help you achieve your Home Owner goals 🏡

Jules is wearing a gorgeous gown by our Madison designer, and pulls it off like no other! Absolutely beautiful 🤍

“In an incredible instance of love at first(ish) sight.. these two got married after only 90 days of getting to know each other again. Love like that does not happen often, and it feels pretty special to watch it happen from the sideline, congratulations to @julessjoyy and Darcy” - @candykoatedstudio said it best ♥️

MORTGAGE RENEWAL 👇🏻

Don’t simply renew, you renegotiate! What makes matters better is that I can do this on your behalf 🙌🏼

Some lenders are super aggressive with their renewal rates, while others … well, not so much. So, it’s never in your best interest to simply sign on the dotted renewal line.

At renewal time, it’s a great opportunity to reassess your current mortgage and make sure it aligns with your needs & goals. For example, you could access equity to payout other debts and lower your overall monthly payments, lower your amortization to pay off your mortgage quicker and then making sure you’re having access to the BEST rate, terms and conditions 👌🏻

Pick me 🙋‍♀️ Pick me 🙋‍♀️

Okay, Kate … but, why?

Well, let me tell you …

• I don’t work for the bank, I work for you
• I shop the mortgage market on your behalf. Time is money!
• I am licensed (unlike mortgage specialist at the bank) which is regulated under the Real Estate Council of Alberta
• I have access to mortgage solutions the big banks wish they had!
• I don’t charge a fee! I am paid directly by the lender (and no, it is not just added to your mortgage)
• communication - mmm yes, it doesn’t take multiple business days to get a response from me (my clients have my personal number and text me regularly)
• Lastly, I’m just cooler than everyone else 😉

PROPERTY TAX NOTICE

Land Titles are MONTHS behind in processing title changes. What this means for new homeowners is that you may not receive your property tax bill in time, yet you’ll still be liable for the full payment + penalties.

Talk to your Real Estate Lawyer as well as the municipality in which you purchased to be pro-active in making certain your taxes are paid and to avoid any late charges.

The simplicity of a mortgage transaction with me is something I take great pride in - I have a complete digital platform 🙌🏼

So what exactly does this mean for my clients? Well, the answer is quite simple. You can go through the entire mortgage process while in the comfort of your bed, with a pint of ice cream, in your underwear 👌🏻

From having access to the safest and most secure online document portal, Hurricane, to a simple and quick online application, it’s as smooth as butter baby 🫶🏻

So if you’re looking for a quick response, security knowing your documents are stored safely and making the mortgage process a little funner, I’m your girl!

I’m BACK!

Phew 😮‍💨 I had to take a breather from work and life for a little bit to focus on my health.

During this pause moment, I also relocated to the beautiful town of Sylvan Lake! Man, do I love this town 🌊

I’ve got some pretty exciting work projects on the go currently and I am beyond excited to see the results.

Thank you to the incredibly talented @_sundayfilms @charesttt for taking some fabulous photos to get the ball rolling!

Stay tuned over the next few weeks to see what’s happening 🙌🏼
