21 months after the Palisades Fire, the real estate market continues to shift. In the October edition of The Palisades Pulse, we take a closer look at what's happening across Pacific Palisades, from land sales and existing homes to condos, rentals and the luxury market. Here's what the latest data reveals: • Land: Monthly average closings fell 32.9%, while new listings increased 28.1%. • Single-family homes: Q3 closings declined 17%, and average time on market increased. • Condos: Sales fell 44% in the supplied sample, with median marketing time rising to 96 days. • Rentals: Median leased single-family rent fell from approximately $34,000 in Q2 2025 to $15,195 in Q3 2026. • Luxury homes: Properties listed above $15 million face an estimated 43.2 months of supply. Proposition TE could provide meaningful tax relief for some Palisades fire victims. But how many property owners would actually benefit? On November 3, Los Angeles voters will decide whether to create a one-time Measure ULA exemption for qualifying properties damaged or destroyed by the Palisades Fire. Anthony Marguleas analyzed 566 closed Palisades land sales since the January 2025 fire. The data shows that approximately 98.6% of those transactions were already at or below the applicable ULA threshold when they closed. For the small number of qualifying transactions, however, the potential savings could be substantial. A $6 million transaction, for example, could otherwise face approximately $240,000 in ULA tax. But important questions remain, particularly for homes that survived the fire. Does documented smoke or ash contamination qualify as damage? What documentation will homeowners need?
