🗣 The words on everyone's lips right now? Interest rates.

The recent move in mortgage rates above 7% has certainly gotten everyone's attention. The average 30-year fixed mortgage rate recently reached 7.12%, its highest level since May 2024.

📈 Higher rates can cause some buyers and sellers to pause, but they can also create opportunities for buyers who are prepared and sellers who understand how to position their homes in the current market.

So, what happens when rates rise? Higher rates can affect the market in several ways:

• Some buyers may take a wait-and-see approach, hoping rates improve over the next 6–12 months.

• Buyer purchasing power can change, meaning monthly payments may be higher at the same purchase price.

• Competition can shift. With some buyers stepping back, those who remain in the market may have more opportunities to negotiate.

• Creative financing and negotiation strategies can become more important. Depending on the situation, options such as seller-paid closing costs, a 3-2-1 rate buydown, or other concessions may help make a transaction work, allowing the seller to get the price they want, and buyers to stay within a comfortable monthly payment.

• Sellers may have more flexibility around timing. Some homeowners may choose to wait until Spring, while others may recognize that there are still motivated buyers in the market today.

• Move-up buyers have an important consideration: If you're selling and buying at the same time, you're experiencing the current market from both sides. Your strategy should account for both your sale and your next purchase.

🏡 The best time to buy or sell isn't determined by one headline or one interest-rate number. It's determined by your individual goals, finances and circumstances.

And when you're ready, give us a shout ➡️ info@pritchardhomesteam.com

Breaking down some of the most common scares, worries, and anxiety our buyers have come to us with, and why they should be concerned, but not alarmed. Here are 10 “deal breakers” with common fixes and how we handle them.

𝟏 | 𝐖𝐞𝐥𝐥 𝐖𝐚𝐭𝐞𝐫 & 𝐒𝐞𝐩𝐭𝐢𝐜 𝐒𝐲𝐬𝐭𝐞𝐦

Septic systems and well water get a bad rap, but they’re just...different! A well-maintained septic system can last decades if it’s pumped every 3–5 years. As a buyer, you’ll also have a chance to have the septic tested by a septic inspector, and that is a great opportunity to ask them everything you want to know about septic systems. The home inspector will also test the well water and you will receive a report with results. If you want extra peace of mind, add a filter or reverse osmosis system. If there is anything wrong with either, your real estate agent can negotiate with the sellers for a credit or repair. Plus, did you know that having well water means you don’t have to pay a water utility bill? That is one big perk, I’d say!

𝟐 | 𝐀 𝐋𝐨𝐧𝐠 𝐈𝐧𝐬𝐩𝐞𝐜𝐭𝐢𝐨𝐧 𝐑𝐞𝐩𝐨𝐫𝐭

One of the most overwhelming parts of purchasing a home has to be the home inspection. Don’t be discouraged by the list your home inspector provides you with shortly after, as there is something to find in every home. No home is perfect. Once the inspection is complete, we will review the list of items and may approach the seller to negotiate for a credit, repair, or lowered purchase price. We will be with you every step of the way, as we know this part of the process can be daunting and overwhelming, but home inspectors are paid to be thorough. In the over 300 home purchases we’ve assisted with, only a handful of buyers have walked away from the deal after the home inspection.

𝟑 | 𝐈𝐭 𝐍𝐞𝐞𝐝𝐬 𝐖𝐨𝐫𝐤

Ever heard of a renovation loan? With this loan, your monthly payment will include the mortgage and the cost of renovations or repairs. If that’s not your thing, personal loans and HELOC is also an option. Remember, not ever

Thinking about moving to Fairfield? These are common questions buyers often ask.

𝟭)𝗛𝗼𝘄 𝗺𝗮𝗻𝘆 𝗯𝗲𝗮𝗰𝗵𝗲𝘀 𝗱𝗼𝗲𝘀 𝗙𝗮𝗶𝗿𝗳𝗶𝗲𝗹𝗱 𝗵𝗮𝘃𝗲? Fairfield has 5 public beaches: Jennings, Penfield, Sasco, Southport, and South Pine Creek. And if you’d rather swim in freshwater, there’s Lake Mohegan which has a sprinkler park for children, a playground, and hiking trails.

𝟮)𝗛𝗼𝘄 𝗰𝗹𝗼𝘀𝗲 𝗶𝘀 𝘁𝗵𝗲 𝘁𝗿𝗮𝗶𝗻 𝘁𝗼 𝗠𝗮𝗻𝗵𝗮𝘁𝘁𝗮𝗻?
Fairfield has 3 Metro-North stations: Fairfield, Fairfield-Black Rock, and Southport. A direct train from Fairfield to Grand Central is typically about 80-95 minutes depending on the train, with the fastest trips around 75 mins.

𝟯) 𝗖𝗮𝗻 𝗜 𝗮𝗱𝗱 𝗼𝗻 𝗼𝗿 𝗯𝘂𝗶𝗹𝗱 𝘂𝗽?
Often, yes, but check with Fairfield’s Planning and Zoning Department first. Setbacks, lot coverage, building height, wetlands, and other zoning restrictions can determine whether you’re able to build up, out, or both.THEN think about the bigger picture: Does an addition make sense for the existing house and neighborhood? What will the project cost, and will the home’s value support that investment once the work is complete?

𝟰) 𝗖𝗮𝗻 𝗜 𝗽𝘂𝘁 𝗶𝗻 𝗮 𝗽𝗼𝗼𝗹?
Often, yes, but it really depends on the lot. Things like setbacks, grading, flood zones, and septic location affect what can fit. Check into the Fairfield Zoning and Building Departments before making assumptions about the property.

𝟱)𝗖𝗮𝗻 𝗜 𝘄𝗮𝗹𝗸 𝘁𝗼 𝘁𝗼𝘄𝗻?
It really comes down to where you want to live! Let us know how important being close to downtown is, and we’ll find you the right pocket of Fairfield.

𝟲)𝗪𝗵𝗮𝘁'𝘀 𝘀𝗵𝗼𝗽𝗽𝗶𝗻𝗴 𝗹𝗶𝗸𝗲 𝗶𝗻 𝗙𝗮𝗶𝗿𝗳𝗶𝗲𝗹𝗱?
Downtown Fairfield has the biggest mix: boutiques, restaurants, cafes, and everyday essentials, all in a walkable area. Black Rock Turnpike offers grocery stores and larger retailers with some restaurants. Southport Village has smaller boutiques and specialty shops.

If you’re wondering about schools, neighborhoods, commuting, taxes, or just what day-to-day life in Fairfield is really like, reach out. We’d love to share what we know and help you decide if Fairfield is the right town for you!

It's the middle of the year and I thought it would be a great idea to share some market insights and trends from raveis.com.

Highlights:
📈 The median sale price is increasing year over year in most towns in Fairfield County

🏞 There is a drastic difference between say, Fairfield and Trumbull, or Trumbull and Stratford. If you're looking for a home in a specific town but haven't found anything within your budget, why not expand your search? You may be surprised by how far your dollar goes in a neighboring town

🏡 Just because a median sale price is much higher than what you're willing to spend on a home does not mean you're priced out!

📧 Our team emails monthly stats just like these, plus a run-down of what we're seeing in the market, what our team is personally experiencing with our buyers and sellers, and more local insights so you can stay informed. DM us with your email address and we'll add you to our database!
