This morning I picked up a mug.

Nothing special… just a coffee mug.

On it, two simple words:

Agent First.

I sat there for a minute looking at it, and I realized something.

When we first spoke about Agent First, it wasn’t because it sounded good. It wasn’t a marketing slogan or something to print on merchandise.

It came from every mistake I’ve seen over the years.

I’ve worked with agents who were treated like numbers.
I’ve seen talented people leave because nobody invested in them.
I’ve seen companies chasing commissions while forgetting the people who generate them.

And I’ve also seen the opposite.

I’ve seen what happens when someone believes in an agent before they believe in themselves.

Everything I remember about conversation, coaching session and opportunity.

Sometimes that’s all it takes to change a career.

That’s why those two words mean more to me than people probably realize.

Because every successful brokerage I’ve been part of was never built by one person.

It was built by people who were given the chance to grow.

Looking at that mug today reminded me that we’re still building.

Still learning.

Still trying to become better leaders than we were yesterday.

And if one day someone remembers Iris House, I hope it won’t be because of the number of properties we sold.

I hope it’s because of the number of careers we helped build.

That’s what “Agent First” means to me.

An agent can have 30 listings and still have no real pipeline.

Part 2 of my five-point Listing Score System focuses on checks 01 and 02.

These first two checks help determine whether a listing deserves serious attention, requires a stronger conversation with the owner, or should not be consuming portal credits, marketing effort and weeks of follow-up in its current condition.

This is not about rejecting difficult listings. It is about stopping agents from treating every listing as equally valuable.

When managers introduce a clear scoring system, agents make better decisions about where to invest their time, how to manage the owner and what must change before the listing can genuinely compete.

A strong pipeline is not a long inventory report. It is a collection of quality listings with a realistic path to enquiries, viewings and transactions.

In this Reel, I explain the first two checks. The remaining three will follow in the next parts.

One of the fastest ways to waste an agent’s week is to give every listing the same priority.

I have seen teams build large inventories that looked impressive inside the CRM and across the portals, but very little was actually moving.

The problem was not effort. The problem was that nobody had qualified the quality of the inventory.

Before an agent invests serious time in a listing, I recommend scoring it out of 100:

1. Price position against active competition and recent transactions: 30 points
2. Owner motivation and realistic decision timeline: 20 points
3. Demand and transaction activity in the building or area: 20 points
4. Access, documents and viewing readiness: 15 points
5. Level of control, owner cooperation and follow-up potential: 15 points

A listing scoring 75 or more becomes an active priority.

A score between 55 and 74 needs improvement, a pricing conversation or further qualification.

Below 55 should not receive the same time, marketing spend or daily attention as a genuine opportunity.

The exact score can be adjusted by the manager. What matters is creating the discipline to separate inventory from pipeline.

This is why, during performance reviews, I do not stop at asking how many listings an agent has acquired. I want to know which listings can realistically transact, what evidence supports that conclusion and what action is required next.

That is how managers protect their agents’ time and build a stronger pipeline.

Dubai real estate did not move in one direction in Q2 2026.

Residential prices softened 4% during the quarter. Office values increased 3.7%. Industrial and logistics rose 8.4%. Transaction volumes fell, but rents held and mortgage transactions moved ahead of cash.

This is why I keep telling agents and managers that “Dubai is growing” is no longer enough as a market answer.

🎯 You need to know which segment is moving.
🎯 You need to know whether the owner’s price is supported.
🎯 You need to know how the buyer is funding.
🎯 And you need to bring the conversation back to yield, supply and actual transaction evidence.

My reading is simple:

This is not a dead market. It is a more selective market.

The agents who understand the numbers will create confidence. The agents who repeat general headlines will struggle when clients ask the second question.

Which segment do you see offering the strongest opportunity in H2 2026?

Save this for your next client conversation and share it with someone working in Dubai real estate.

One thing I’ve learned after leading sales teams for years…

Most managers spend their coaching sessions talking about listings, leads, and follow-ups.

Very few spend time teaching their agents how to think.

When an owner asks, “Will my property sell?” or a buyer questions the asking price, most agents immediately give an opinion.

That’s where they lose credibility.

In this training session with my managers, we focused on something different.

I challenged them to stop giving their teams answers and start teaching them a framework.

Train your brokers to understand the numbers behind every investment.

Teach them how to break down rental income, service charges, net ROI, and market alternatives before they respond.

When your agents understand how buyers make decisions, they stop arguing about price and start leading intelligent conversations with both buyers and sellers.

Great managers don’t create agents who memorize scripts.

They create advisors who can think under pressure, explain the numbers with confidence, and earn trust in every meeting.

That’s how you build a team that performs consistently, not occasionally.

Leadership isn’t measured by how many deals you close.

It’s measured by how many professionals you develop who can close deals without you. #mansourexecutive #brokerageleadership #uaerealestate #pnlresponsibility #dubaibrokers

One thing I’ve learned after all these years in real estate…

Being busy means nothing.

I see agents spending 10 or 12 hours every day “working,” but at the end of the month they have nothing to show for it.

Why?

Because they confuse being busy with being productive.

The market doesn’t care how many hours you spent in the office.
Your bank account doesn’t care how many meetings you attended.
And your commission definitely doesn’t care how tired you are.

What matters is simple…

Did you do enough income-producing activities today?

How many quality conversations did you have?
How many follow-ups did you make?
How many viewings did you book?
How many listings did you secure?
How many negotiations did you move forward?

That’s what pays you.

Don’t chase the image of success.
Don’t fall in love with the lifestyle before you’ve earned it.
And don’t confuse dreams with execution.

Your income is a reflection of your daily activities.

If your activities don’t create income, they’re probably just keeping you busy.

At the end of the day, don’t ask yourself:
“Was I busy today?”

Ask yourself:
“Did I do enough today to deserve the income I’m expecting tomorrow?” #mansourexecutive #brokerageleadership #uaerealestate #pnlresponsibility #dubaibrokers

The numbers can look good on paper.

AED 110,000 rent.
AED 1.65M selling price.
Around 6.6% gross yield.

Not bad.

But this is not where the buyer stops.

A serious investor will calculate service charges, maintenance, vacancy risk, management cost, and most importantly, exit.

Once the net income drops closer to AED 85K–90K, the yield is no longer 6.6%.

It becomes closer to 5.2%–5.4%.

And this is where the buyer starts asking:

“Is this still the best place to put my money?”

This is why agents should not only show the owner the rent.

Show the full calculation.

Because resale becomes weak when the buyer feels the return does not justify the price.#mansourexecutive #brokerageleadership #uaerealestate #pnlresponsibility #dubaibrokers

High rent and strong resale are connected.

But they are not the same thing.

This is one of the most important points agents need to understand when speaking with investor owners.

The owner may say:

“My property is rented well, so why should I sell lower?”

And from his side, the point makes sense.

Strong rent means the property has tenant demand.
It means the unit is producing income.
It means there is value in the asset.

But the agent cannot stop the conversation there.

Because rent is only one part of the story.

The real question is:

Does the resale market support the capital value the owner is asking for?

A tenant is making a rental decision.

A buyer is making a capital decision.

They are connected.

But they are not the same.
