⁣
Lesson No. 5ive: Harvesting requires me to grab an uncomfortable seat at PatienceVille Station. 😩⁣
⁣
I’m one of those people who wanted it yesterday. ⁣
⁣
But life doesn’t work that way, at least it doesn’t for me. ⁣
⁣
This year, I won a 5️⃣ive Figure Phenom award at the Published & Paid conference, for closing some major clients. I didn’t see this award (read: the harvest) coming. ⁣
⁣
Ya girl was happy as a clam at high tide to be a panelist. ⁣
⁣
But to get an award? ⁣
⁣
To share the stage with my coach @theJasmineWomack?🤩⁣
⁣
To get recognized for taking three-point shots—and hitting them? 🤯⁣
⁣
That was everything. ⁣
⁣
And a valuable lesson about the beauty of ideas and execution. ⁣
⁣
Like Drake said, “I’m the type to say a prayer, then go get what I just prayed for.”⁣
⁣
⁣
⁣What was the biggest lesson you learned in 2023? Drop your answer below.

Still in awe of how God showed up and showed out for the first ever Mom2Mogul Momcation!

It was easy, the content flowed, the moms experienced both rest and breakthrough and they left the house forever transformed.

The first one went so well I’m doing it again in July!! 🥳

Finding more freedom as a mom starts with getting clear about what YOU want and then taking action to build a life that reflects just that. If you need a blueprint to make it happen I got you!

Join me on my next Momcation, July 21 - 23, 2023 in Orlando,Fl at Mogul Mansion! I’m teaching you the exact process I used to create a life of abundance and flow as a mom. Just DM me the word MOMCATION to learn more.

I have a ton of new followers so let me re-introduce myself. ❤️

I’m Jos and my goal is to make it easier for millennials to confidently purchase their first homes because it did NOT come easy for me.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
In fact, I failed the first time I tried to buy because I didn’t know what I didn’t know.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Like many first-time homebuyers, I wasn't aware of how much my finances truly mattered. I thought having a hefty savings account, consistent job history and a solid credit score was enough. After looking at homes for several months, I found myself frustrated at the fact that my finances continued to hold me back from each home I submitted an offer for.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
-I didn’t know that my debt would impact how much I qualified for.
-I didn’t know that I needed to be on my job for a certain amount of time before I bought.
-I didn’t know that my credit score could disqualify me from certain loan programs.
-I didn’t know that there were more down payment assistance programs out there besides NACA.
-I didn’t know that I had to pay a deposit immediately after my offer was accepted.
-I didn’t know that my final closing amount could be higher or lower than what I was initially approved for.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Eventually, I created and implemented a plan to not only successfully purchase my first home but also to pay off my student loan and diversify my passive income. My initial goal was 2 years but with focus/execution, I was able to accomplish everything in 1.5 years.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
That journey is what inspired Real Estate Prep. This platform is full of resources so you have what you need to confidently make one of the biggest purchases of your lives.

I’m walking into an amazing season of my life 🥳. Here’s what I’m focused on:
⠀⠀⠀⠀⠀⠀⠀⠀⠀
-Allowing God to continue to transform me from the inside out (spiritual growth supersedes everything) 🙏🏾
-Fulfilling dreams I’ve had for years (living abroad is one of them) ✈️
-Actively working my retirement plan (Ya girl won’t be working forever) 💰
-Showing up authentically in every space I occupy (my quirks, my laughter, my honesty, my challenges, etc.) 🤓
-Saying no (with conviction) to the things, people, environments that aren’t mutually beneficial or remain stagnant 💨
⠀⠀⠀⠀⠀⠀⠀⠀⠀
It’s also Leo ♌️ season 🥳 and that’s usually a very reflective time for me. What kind of of season are you walking into? Comment below…
