The first floor of this Prospect Park West House still runs on its original woodwork — carved swag-and-garland trim over every doorway, a mantel with matching detail carried right up into the mirror above it, herringbone-bordered floors underfoot. We restored the fireplace tile and brought the millwork back to its full, crisp relief rather than sanding the character out of it. A sculptural black-and-brass chandelier is the one thing in the room that admits it's new. The best restorations don't ask old rooms to apologize for their age. A serious wine collection needs more than good taste — it needs precise temperature, controlled humidity, and lighting that won't slowly cook a prized bottle. In this Park Slope Brownstone, we built all of it into a cellar that reads like it's been here since the house was built. Every mechanical system keeping the room running is completely out of sight. A collection this considered deserves a room that works just as hard behind the scenes. Photographer: @jasonschmidtstudio General Contractor: Tatra Renovation

A little sneak peek from a house we got to work on with such a talented team. So grateful to everyone who had a hand in this one! With glass on two sides, the pendant over the table sits right in the middle of the view. We drew it to scale a few times to work out its size and how high it should hang. In the morning, the sun comes in low across the concrete floor, and with the doors open, the room runs straight outside. More from this one soon. Restoration and renovation don't have to look like the same era. Here, the materiality of the room guides the contrast between old and new. The jewel-toned stained glass and leaded lines of the original window meet Carrara marble tile, polished chrome and a nearly frameless glass enclosure — distinct eras held together by a careful considered palette. Some pools are made for laps. This one is made for staying in, lounging and melting away the stress of the city. At this Fire Island Beach House, the pool deck sits low and quiet, catching the last of the sun before the day gives up. Sliding doors hide poolside storage and a shower. There's a version of self-care that doesn't need a spa membership. In this Prospect Heights Brownstone bathroom, a full skylight sits directly over the soaking tub, wide enough to flood the room with daylight and then open straight up to a clear night sky after dark. We keep coming back to the idea of a full-moon bath here — candles lit, skylight open above you, nothing else on the agenda. Some of the best restorations are the ones where you can't tell what we touched. In this Park Slope Brownstone, the mahogany door casing, carved newel post, and plaster frieze overhead are exactly as the house's original builders left them — we simply brought them back to full strength. The best restoration work should be almost impossible to spot. Photographer: @jasonschmidtstudio | General Contractor: Tatra Renovation

Fire Island empties out after Labor Day, but this bedroom doesn't get any quieter for it. The floor-to-ceiling windows in this Fire Island Beach House are projectile-rated for hurricane-force weather, yet they never read as fortified — just a clear view of sky and water, wide open to the last warm light of the season. This Fort Greene Brownstone lost its stoop decades before we ever got to it. We rebuilt it from the ground up — new cast-iron balusters, fractured stone ledges and window ornaments recast to match the originals — while landmarks approvals moved through our office instead of our clients' inbox. The best kind of restoration is the one you're only meant to notice for how effortless it looks. Photo by @JasonSchmidtstudio | General Contractor: Visionary Building Corp.
